Waterside 2 Bedroom Self Catering Cottage Wroxham

Our waterfront cottage enjoys a prime position in the heart of Wroxham, with lovely views and easy access to local shops and attractions. A compact cottage for families of up to 4 people. Newly installed heating for 2024. The property includes: double glazing, kitchen, bathroom, patio and free parking onsite. A perfect self catering getaway for families looking for a comfortable holiday base or boat lovers wishing to explore the waterways of the beautiful Norfolk broads and beyond. The space Our cosy cottage has a comfortable lounge with a two seater sofa, armchair and two pouffes, a smart colour TV and WiFi. The ground floor is open plan with a fully equipped kitchen including: kettle, toaster, pans as well as microwave, kitchen utensils, crockery and cutlery. There is a breakfast bar with four bar stools. We do NOT supply oils, salt & pepper. There is also an iron and ironing board for your convenience. Please note that bed linen, towels, hand soap and toilet paper are all included. Upstairs there are two pleasant bedrooms all with bedding (duvet and 2 pillows per bed) and white cotton bed linen. The second bedroom is quite small although there is a storage cupboard. As well there is a bathroom with individual stand up shower. Please note: *THERE IS NO BATH* just a stand up electric shower. (We have taken onboard comments from previous guests and found this was the only solution in the small bathroom.) Our cottage is the ideal place to use as a base for exploring the wider Norfolk area. As such this is a self catering entire cottage for up to 4 guests - it is a compact cottage so might feel a bit of a squeeze for four adults. We don't have all the bells and whistles such as egg cups or butter dishes but you will hopefully find everything you need for a comfortable stay and we pride ourselves on cleanliness. **WE DO NOT NEED A CARBON MONOXIDE TESTER AS THERE IS NO GAS IN THE PROPERTY** There is a free parking space outside the front of the property and beautiful lawned area where you can enjoy views of the water to the rear. We have garden furniture on the small patio that you can use to sit out and enjoy the swans swimming by. Additional cars can be parked in the pay and display car park a short distance away. All of the cleaning is carried out by our professional maintenance company Easy Clean Norfolk UK. Guest access You are renting the entire property. Check in time is 5pm - this is dictated by our maintenance company and completely out of our control. Check out is by 10am. Other things to note The owners of the Peninsula site do not allow BBQs - this unfortunately is out of our control.
