Kingsmoor is perfect for a family or friends getaway. Our spacious family home has amazing far-reaching views across the valley, the village of Box and to Bath beyond. With 4 large double bedrooms, a games room with a large double sofa-bed and plenty of living space inside and out it’s a gorgeous, comfortable, relaxing stay for up to 10 guests. Within walking distance to all village amenities and easy reach of the city of Bath, many places of interest, the M4 and main rail and bus links. The space As this is our full-time family home unfortunately the house is not suitable for hens, stags or party groups. If unsure please contact us first and we can have a chat and take it from there :) PETS - PLEASE NOTE Well behaved and supervised pets will only be considered on request, strictly in advance, so please enquire first. KINGSMOOR This is a gorgeous double bay fronted Edwardian home. It has been lovingly refurbished to restore original period features including fire places, stained glass and decorative woodwork. DOWNSTAIRS To the front of the building there are two bright, spacious reception rooms with far reaching country views. RECEPTION ROOMS The living room has a large flat-screen smart TV, 6:1 surround sound system and a working wood burner. The second lounge also doubles up as a private cinema room, equipped with a 120inch screen, a 4k UHD projector, full 11:2 atmos surround sound system, a large DVD library and an open Netflix account. The 3rd reception has a selection of games and books plus a TV and audio system – a great games room or quiet escape. This also offers a very comfortable double sofa-bed. DINING A separate dining room that seats 10 adjoins the large fully equipped kitchen/diner. The kitchen has a large range offering 7 hobs, 2 ovens plus a grill, a separate pantry and storage room with additional cookware and crockery, a TV and bi-fold doors that open out onto the rear patio and secure lawn garden beyond. PRIVATE CHEF Many of our guests choose to treat themselves, letting someone else take care of the catering on occasion. We can recommend a couple of local private chefs that are familiar with Kingsmoor and offer a variety of options from relaxed to formal. Just let us know and we’ll forward you their details for you to talk further. LAUNDRY ROOM The utility room at the rear of the building is fully equipped with a washing machine, separate tumble dryer, Belfast sink, drying racks and ironing facilities. Yes there’s a downstairs loo too. UPSTAIRS You’ll find 4 very large bedrooms (2 kings, 2 doubles, one en-suite) with high ceilings, flat screen TVs and great views. There are 3 full bathrooms, a spacious walk in shower room and a separate "throne" toilet room. OUTSIDE TERRACE To the front there is a large private terrace with seating where you can enjoy panoramic views over the hills and valley and soak up amazing sunsets. Steps lead down to a large front lawn area. REAR GARDEN To the rear there is a private patio adjacent to the kitchen with dinning table and chairs. This leads to a secure lawn area which is a great space for croquet and other outside games. A BBQ can be made available on request. We would ask that it's left clean on departure. PARKING There is private off street parking for up to 4 cars, directly outside the property. Guest access Guests will have access to the whole house, all contents and facilities including: Large main lounge with log burner for those cosy evenings in Cinema room for a night at the movies Games room, or snug to escape to Fully equipped kitchen for gourmet experimentation Separate dining room to enjoy the above, including a piano Bedrooms for sweet dreams Bathrooms and shower for ablutions Patio off the kitchen and a secure rear lawned garden for sunny days Front terrace and garden for evening views and sunsets KITCHEN: • Belling range with 1 fan and 1 conventional oven, a grill and 7 gas burners (including a large wok burner) • Microwave oven • 4-Slice toaster • Kettle • Dishwasher • 2 Fridges • Separate pantry and storage room with extensive additional cookware and crockery • Large flat screen TV and Bluetooth speaker system UTILITY: • Washing machine • Tumble drier • Drying racks for clothes • Iron & ironing board • Cleaning materials and vacuum cleaner Other things to note - Check-in is available between 3pm - 7pm - Check-out is 11am - There are steps to the front door, a staircase to the 1st floor bedrooms and gardens have a series of steps so may not suit those with limited mobility. - Unfortunately we do not have any infant/child equipment so you’d need to bring anything you need with you but all bedrooms are large enough to accommodate a travel cot and there is a wooden highchair that you’re welcome to use.
