The tuscan countryside here in Chianti area it's a series of hills alternated to little valleyes, the roads are curvy and steeps: the mains pubblics roads are in asfalt but there is a nets of secondary roads in gravels. One of the charming peculiarity of the Chianti, it are this roads in gravels, maintened unpaved from the Municipalityes to preserve the wildness of the countryside. From 20 years a go this gravels "Strade Bianche" are an actraction to many and many sportives people that playing at the event "L'EROICA" (1st weekend of October). The L'Eroica it's an uncompetitive bike racing that have in the gravels a circuit open air, and it's always bikebble. The acces at the Farm house it's manly paved: in my own property whit cement, v/s the pubblic part its' in asfalt and 50 metres of gravel. The price of 25 euro it's a night per person in low season, the house it's always offert in exclusive use. SWIMMING POOL RULES The use of the pool by people who are not adults (under 21 y.o.) must be supervised by an adult (over 21 y.o.), which it will raise the owner of eny responsibility to control. It's not allow to dive into the pool by the edges, and or hold on in dangerous behavior that will be going to risk the own wellness. The pool is costant depth: 1.45 meters. The pool is open from the Sunrise to Sunset. Close at night. It's not allow swimming: in the darkness, at full night, under the rain or under the tunder storm. If arrive the rain it's necessary leave immediatelly the swimming pool to reduce the risk of tundering shock. It's no allowed immerse inside the swimming pool, sun-chairs or sun-beds, and or some Others things no design to stay underwater. The inflatable after the playing need to be leave from the water, to help the regular filtration of the water. The operations to clean and manage the pool are done from the owner, it's not allow the access to the "tecnic room" where is the filtration implant. The swimmingpool is open from the 2th week of May to the 1st week of October. The heating implant it's swic off from April 1St to October 30th, the 3 fireplaces are always utilisable to make warmest, no to cooking. The costs of heating are not included in the rental rate , it’s an extra cost to pay on site. There are not air condition implant and fly screens at the Windows People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. All of the property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. Fireplace: The 3 fireplaces are an effective heating source. Please use only wood and do not add any additional combustables such as gasoline, kerosene or lighter fluid. Paper or kindling is acceptable to start the flame. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No baby huggies, maquillage tissue no tissue, condoms or feminine products should be flushed at anytime. If it is found that products have been flushed and clog the septic system, you could be charged damages of up to $500. - There is no daily housekeeping service.
