Its exclusive, quiet and safe. You have super easy access to great art galleries, museums, fine dining, up scale bars and quality shopping. We assist you with bike rental. Your rental agreement is with the local government. Standard check in time 16.00pm onwards to 21:00pm. As we do have our duties at school/work, we do need to provide the following guidelines: Check in before standard check in time is only acceptable if the host is able to find other ways to check you in early. In such cases, where we can accept an early check in, we will surcharge just 200 NOK pluss 25% in taxes and Airbnb surcharges accordingly to compensate the maid. Total: 250 nok. Stained towels / bedlinen will be thrown away. Guests need to compensate the stained towels / bedlinen by paying for new ones. ********************************************************************* Guest access Guest access at our place: Guests may access their rented bedroom, and the shared bathroom. The kitchen facilities: If the host is home: You can borrow at time of check in. Such as knives forks dishes. Your drinks: you can put in your fridge in your room. Cooking is not allowed. You are welcome to buy meals outside and enjoy your meals at your privately rented room if you please. Just message me at Airbnb messenger and you get my response there! If you do not have internet access: Then you need to use one of the restaurants in Oslo to gain connection to internet. Or you simply have to use your mobile phone subscription. Then you can message me over Airbnb messenger. Sorry I do not respond to sms messages or any messages over other apps. I accept only communication over Airbnb messenger. The neighborhood: LOCATION! LOCATION! LOCATION! Our place is located at the finest area of central Oslo! RECOMMENDATION: There is a a top of the line supermarket: COOP MEGA located just a stone throw away from our place. I also have a small supermarket righ near my main entrance! Normally locals go to these two supermarkets to buy their food, bier, and snacks. You can put your food in your refrigerator at your room. xxxxx During your stay Please tell if there is anything we can help you with before or during your stay! If you for instance have special wishes for checkin / checkout hours we will assist you as good as we can. We are surely happy to help you guys out with recommendations on where to go and what to do in Oslo. We are working a lot. However, we are available through mobile phones and apps such as, Viber, or Messenger if we are out of town or at work. Other things to note Other details to note Oslo / Tromsø: Children (i.e people age 0-18): Children are NOT allowed at this property. This property defines children as people age 0-18 years old. In other words. if you book for a child age 0-18 years old or if you try to bring a child (i.e a person age 0-18) on to the property then you are in breach of the terms. The property has the right to cancel the reservation. SEPARATE BEDS You have the option of shared (free) or separate beds (surcharged) at your rented bedroom. Seprate beds is surcharged extra just 250 NOK. That amount is payable to the host before you check in. If you have have not paid the surcharge for separate beds at check in then the host has the right to arrange you a shared bed free of charge during the first night of your stay. The host can arrange that while you are outside of the property. We provide you with helpful maps and pamphlets about the discovery of the city and the recommendations of different restaurants. Please let us know if you want us to explain more in debt about the city. We are here to help out! We can arrange daily cleaning of the apartment and we can cook for you for an additional service fee. Please let us know if you need this extra service before you book as we may be out of town. Initially, we do not include cleaning costs at our rentals. We have decided its better to provide guests a lower price. As we simply delete the initial cleaning costs in the booking. This matter does, however, provide a little more responsibility on your side as our guests. At your check out: We expect you to leave the apartment in the same or even better condition than it was as you checked in. Hence, we expect the apartment cleaned by the registered guests before you check out. At your check out: Please leave the apartment in a "check in condition". Otherwise, we will surcharge you a cleaning fee of one thousand Norwegian NOK per every starting hour of cleaning service surcharge. The reason of this surcharge is because this is the salary we provide the maid for her extra urgent work. Concerning the «free parking on premises»: That «free parking» is up to availability. Its normally very limited and its often full. We can not guarantee free parking at all times. In addition, the government may be closing off the free parking area at their own discretion without further notice. Free parking is further ONLY for 100% Electric cars. Hybrid cars are not accepted. Concerning the «paid parking»: The cost varies. This «paid parking» is normally available but it can be full as well. The host can not guarantee availability. On paid or free parking. That goes for free parking at streets as well. The free parking at streets is near the Tjuvholmen Aker Brygge area. Here, you simply have to drive around Oslo to find available parking by yourself. The host does not reserve parking for guests. Reservation is not required. Basically, if there is parking available you are welcome to park according to availability. Hence, the host can NOT guarantee parking here at Tjuvholmen / Aker Brygge. Before Check in / Registration: All guests need to verify that they are in fact the registered Airbnb guests matching their profiles. Hence, all guests need to show their valid ID (Passport only) to the host. The host will photocopy the valid id for the records. Just as you have to do at a hotel to verify that you really carry the identity of who you claim to be. All guests have to sign a contract made by the host in which each registered guest comply with standard rules of proper behavior, not causing damage to the property, being nice and quiet, no offensive behavior. If you or any of your fellow guests do not accept providing your valid identification (passport / driver license with photo / valid bank card with photo) to the host for photo copy or you or any of your fellow guests do not accept signing the contract that you rent here, then the host can not accept checking you in. The host will not accept any refunds. SMOKING: No smoking at the premises at all. All guests must be registered with valid ID (passport only) and active phone number not later than check in time. Bringing extra visitors is strictly not allowed. Violations will result in a fine of one thousand Norwegian NOK per visitor per day. The contract of this rental agreement will be terminated without refunds. The host has camera at the entrance door. We can easily check if the guest brings other people to stay at the condo. We have a surveilance camera (only 1 camera) inside the apartment. This camera monitors the main entrance door to the apartment. The purpose is to prevent theft. The purpose is also to prevent guests bringing extra people / third party guests/ non registered guests on to the property. This property does not accept visitors. Please be nice and quiet during your entire stay. Please total quiet at 09:00pm (nine pm) in the night till 09:00am (nine am) in the morning. The room next to yours rents out as well. We want all guests to have a quiet, peaceful, relaxed stay. Please make phone calls / facebook calls and so on at street level outside the building. CHECK IN: Guests who arrive at twenty one or later are not allowed to check in. Its up to the discretion of the host if we check you in or not. In the case of check in at twenty one pm (21:00pm) or later; we do surcharge just two thousand nok (2000 nok) per starting hour from twenty one pm (21:00pm) onwards. Hence, if you for instance arrive the property for check in 21:10 pm, then you have to pay the surcharge of 2000 nok (two thousand nok) to the host. The payment has to be provided over Airbnb before the host checks you in. Airbnb confirms the payment of that surcharge before the guest checks in. The same rule rule applies for check out. If you check out after the standard check out time, then we surcharge you just two thousand nok (2000 nok) per starting hour from the standard check out time. The surcharge for late check in has to be paid in full over Airbnb before you are allowed to check in. The guest is solely responsible for having paid the surcharge over Airbnb by himself / herself before entering the property. Airbnb will verify that the payment of the surcharge has been done before the guest checks in. Concerning security deposit: In additon to your airbnb standard deposit, the host has the right to require a deposit of just 5000 nok, five thousand NOK (Norwegian crowns) either by cash or by card before we allow you to check in. Its strictly not allowed to smoke / vape anywhere at the premises. If there is smoke smell at the apartment or we find cigarettes anywhere at the premises: We will surcharge you ten thousand NOK (ten thousand norwegian crowns). Smoking is only allowed outside at street level minimum 20 meters away from the main entrance. IRON: Iron: Do to the risk og fire: The host does not lend out the iron to guests. However, we are happy to provide you the extra service of ironing your shirts for you. First shirt just 100 nok. Then just 100 nok per shirt / pants or any kind of clothing after that. Please inform at the time of booking whether you need this extra service. If you inquire us about this service after you checked in, then we will normally not provide the service. WASHING MACHINE: We may wash your clothes if we have the time. We surcharge just 200 nok per wash pluss Airbnb and tax surcharge. Total surcharge 250 nok. If the host suspects parties or any crazy activities then: The host has the right to enter anywhere the apartment and check that everything is ok. SURCARGE FOR EARLY CHECK IN: If we or the maid is around and available: Luggage may be deposited for a smaller surcharge. Early check in / late check out may be accepted for a surcharge to pay good respect to the maid. Check in closes at 21: 00pm. We only accept late check in if we are available. In case we accept late check in: We will need a service charge to accommodate the extra hours of work for the host or the maid. In such cases we do surcharge two thousand nok (2000 nok) per starting hour from the deadline of check in is closed. For example: If check in close twentyone pm (21:00pm): We will surcharge two thousand nok for check in any time passed twenty one pm (21:00pm). We will surcharge an additional two thousand nok from twentytwo pm (22:00pm) and so on. If you for instance arrive at our entrance door at twentyone pm 21:00 pm, then the check in is closed. Then you must pay two thousand nok for your late check in service charge. We have several listings. We want all listings to be safe and quiet. We check each and every listing daily. We have the copy of the keys and we respectfully check if you are home. If your are not home, then we lock ourselves in and check that the light is turned off, the property is clean and so on. Shoes must NOT be used in the apartment. We have an absolutely zero tolerance for prostitution, bad behavior, parties, bringing visitors and so on. Violations of any rules or any offensive behavior or any damages to the property will be reported to Airbnb. No refunds. We have several listings, so we need all communication at one place. Thanks! We accept communication between the guest and the host to take place over the official Airbnb messenger only. Hence, all registered guests must have a laptop or a mobile phone with access to the internet in order to book our place. When you arrive our place, please message us. Message over Airbnb is more than sufficient. We can not accept messages over Whatsapp / normal phone messages or anywhere else. The reason: We have lots of bookings over Airbnb over several listings. We need to have all guests at one place of communication. If you do not have phone connection or do not have access to the internet: Just go to a restaurant in the area that has wifi. Then you contact us there for check in. Thanks! Just tell us exactly what restaurant you are at and we provide you the proper directions to the condo. You can not rely on a mobile phone or online maps to get to our place. You need to have your own hard copy map. The host is not responsible for assisting you in finding out where the place is located. The location you have to find out yourself using your own hard copy of a map that you should have purchased before booking this place. The adress is stated at the listing. The host waits you in front the main entrance of the listing. If you are too late for check in because you can not find the location. Then you are solely respobsible for that yourself. The host is not responsible. If you still need to call us: Please call only from your registered phone number, so we know who is calling. All guests must be registered with airbnb and paid for at the time of booking. All guests must check in at the same time. We do not allow to check in one person first and the next person after. So you have to arrive together and check in together within the official check in time which close at twenty one pm (21:00pm). We do not accept guests at twentyone pm (21:00pm) or later without an extra surcharge as the ordinary check in window is formally over. This is because we as hosts must have full control of who stays here. And we do not use our time to check in multiple times. We check in one time all guests. Thats it. At saturdays and sundays the age requirement for being allowed to check in is 50 years. This requirement goes for all registered guests. Visitors or third party guests are not allowed. The host has the right to provide discretion here. If I am comfortable hosting you. Its ok. If I am NOT comfortable hosting you. Then you can not stay. If you book our place, then we do need to be notified two hours before you check in. That is limited to: If you want to check in fifteen pm to nineteen pm (15:00-19:00pm). You have to notify us minimum 2 hours before you check in. If you want to check in nineteen pm - twentyone pm (1900-21:00pm) then there is no need to notify us 2 hours before you arrive for check in. As we are home. At twentyone pm (21:00pm) the ordinary check in is closed. Directions: We require all guests to be able to find our location by themselves. The adress is clearly written on your booking. You need to bring your own physical map for directing you here. If your phone is not working or you have other difficulties finding our place, then the host is not responsible for that. As you should have bought a map in the first place. The adress is clearly written and you are by yourself responsible to arrive here on time for check in. We expect the rental object to be cleaned after use. And be in a "ready to check in in" condition. Breach of any of the terms in this listing will lead to extra surcharges on the guests (s) and or a cancellation / termination of the contract. All incidents will be reported to Airbnb. Airbnb has the final say in all cases.
