Welcome to "Grape Expectations!" Location, location, location! We are superhosts! Escape to this gorgeous cabin nestled in the woods of Sautee Nacoochee, GA. Located a just a few miles from the Alpine town of Helen, GA and Unicoi Park, this cabin is close to many wineries, parks, waterfalls and trails. The cabin boasts two bedrooms each with kingsize beds. The hot tub is private and located inside a screened porch. Please read our reviews! The space Nearby wineries: Habersham, Stonewall Creek, Creekstone, Sylvan Lodge, Frogtown, Serenity Cellars, Yonah Mountain, Cottage, Hightower Creek, Tiger, Crane Creek, Tiger, Twelve Spies and many more. Helen, a touristy Alpine town, is 7 miles away. Innsbruck Golf Club is located in Helen also. Check out Nora Mill Dam and Granary, Stovall Mill Covered Bridge too. So much to do: Mini-golf, ziplining, escape rooms, restaurants, historical sites, tubing, gem mining, Oktoberfest, shopping, and so much more. Enjoy the wood-burning fireplace ( Fireplace season is from October 1st to April 15th), gas grill on the outdoor deck, hot tub, full kitchen, and two full bathrooms. The living room has a 65 inch high def television with Roku. The Internet and Roku allow you to stream both live TV and your favorite movies on Netflix. Both bedrooms also have 50+ inch TVs. SHORT TERM RENTAL AGREEMENT Dear Renter, Thank you for choosing our cozy cabin home for your vacation. We hope that you have a pleasant stay This Short Term Rental Agreement (the “Agreement”) is made by and between Maria and Eduardo Viallonga (Homeowner”) and Your Party (“Guest”), as specified in the corresponding website, and as of the date last set forth on the corresponding website. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: By booking “Grape Expectations” Cabin, Guest is agreeing to the terms and conditions within this rental agreement. Your confirmation is as follows: Check-in time is after 4:00 pm EST (No early check-in) Check-out time by 10:00 am EST (Please depart promptly to allow our cleaning service time to prepare the cabin for the next guests) Number of adults and children: Not to exceed (4) in total Pets: No pets are allowed, no exceptions. No Smoking is allowed on the property inside or outside. Your payment is due following the guidelines of the booking website. Rental rate and fees are as follows: Rates are specified in the corresponding website. There is a cleaning fee per stay as stated in the website. A 15% tax applies to all rentals. Our listing website also charges a service fee as specified in the on-line quote. This fee is payable by the guest. The security deposit is also stated on the listing website. A few days prior to your stay, we will provide instructions for entry to the property. Thanks, and have a great vacation! 1. Property. The property's location will be furnished after booking. The property is furnished. 2. Rental Party: The rental party shall consist of Guest and the number of persons identified on the website at time of booking. The maximum number of guests is limited to the approved number of persons for the duration of the stay. Additional overnight guest(s) must be approved by the Homeowners before arrival. 3. Term of the Lease. The timeframe of the lease is specified in the website agreement. 4. Minimum Stay: This property requires a 2-day minimum stay. Longer minimum stays may be required during holiday or specific special periods. 5. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules as well as posted rules on site at all times while at the property. 6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 7. Rental Rate and Fees a. Reservation: The property will abide by the reservation policy on the booking website. b. Full Payment: Full payment must be made prior to your arrival following the rules on the website. c. Security Deposit: The deposit is for security and shall be refunded per the booking website’s rules, provided no deductions are made due to: i. damage to the property or furnishings; ii. dirt or other mess requiring excessive cleaning; or iii. any other cost incurred by Homeowner due to Guest’s stay. iv. Dishes must be washed, dried, and put away to avoid additional cleaning charge. v. Additional charges for cleaning may apply if deemed necessary by the cleaning company for extra messy conditions. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. 8. Cancellation Policy: per the booking website 9. Insurance: We encourage all renters to purchase traveler insurance. The parties agree to the terms of this Short Term Rental Agreement including the rental rules shown in Exhibit A. Exhibit A RENTAL RULES 1. Smoking is NOT allowed inside home or decks (including vaping). 2. People other than those in the Guest party set forth above may not stay overnight in the property without prior approval from the Homeowners. Any other person in the property is the sole responsibility of Guest. 3. This home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Keep the property and all furnishings in good order. Use common sense. For example, if your shoes are covered in mud, do not walk through the whole home. If excessive cleaning is required it will be deducted from the security deposit. Remote controls shall be placed near device upon departure. 5. Only use appliances for their intended uses. 6. Pets are NOT allowed. 7. Parking: Parking is limited to two vehicles. At entry to Eagle’s Nest Road it is recommended to use your vehicle’s lower gear, first gear, so as not to damage the gravel road. 8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the unit. A washer and dryer are available for Guest use. The Guest will be responsible for cleaning the dryer filter after each use so as to avoid the fire hazard. All trash must be bagged in white kitchen garbage bags. Once the kitchen trash container is full, place the bag in the outside trashcan. Only place bagged trash in this can; no loose trash is permitted. The need for excessive housekeeping upon departure will be deducted from the security deposit. 9.Water and Septic: Upon arrival, the water to the home can be turned on by turning upper red valve inside utility closet by main-floor sofa. Most likely these valves are turned on, but in circumstances of extremely cold weather the water may be turned off to prevent excessive water damage if a leak occurs. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the sewage system, you could be charged damages. Place any solid waste from the sink strainer in the kitchen trash. 10. Hot tub: Hot tub rules are posted outside close to the hot tub. Responsible adult supervision is ALWAYS required. The hot tub rules are inserted here for your review. Hot Tub Instructions and Requirements Use of the hot tub is at your own risk. Note that some surfaces near the spa are slippery. A step stool is provided to aid in your entry and exit of the tub. The maximum bathing load is 4 persons. A responsible adult must be present at any time the hot tub is accessible. Bathers must shower before entering. Fully remove cover prior to usage. Always secure cover after each use for safety. Do not exceed maximum water temperature of 104 degrees Fahrenheit. Do not exceed 15 minutes of use at that temperature. A more comfortable temperature may be approximately 97 degrees Fahrenheit. Do not use any glass bottles or cups in or near the hot tub. Use plastic cups only. No food or animals are allowed in the hot tub. No jumping or diving is permitted. Pregnant women, small children, people with health problems and people using alcohol, narcotics or other drugs that may cause drowsiness should not use the spa without first consulting a doctor. Do not urinate in the hot tub. The bathroom is steps away. No infants or diapers are allowed in the hot tub. 11. Fireplace: The fireplace in the home is for aesthetic or thermal use. Its use is not allowed during the summer months as it will overheat the home. Rules for its use are posted next to the fireplace and are restated below: Fireplace Instructions: Winter fires are permitted. No fires are allowed in warmer season: April 16th to September 30th. Fireplace season is from October 1st to April 15th. NEVER use accelerants such as gasoline or lighter fluid. Place a prepackaged starter log on the metal rack in the fireplace. An additional dry natural hardwood log may be added to extend the fire. Do not use wet or softwood logs such as pine. Use a match or lighter to light the paper around the prepackaged log in the middle and at each end. Keep the metal screen closed after the fire has been started. Use the provided fireplace tools as needed to maintain a safe configuration of logs. Do not allow logs to roll out of the fireplace. A small amount of sand may be used to help extinguish the fire. Do not use water. In case of emergency, a fire extinguisher is located in the lower kitchen cabinet and back porch. Any damage caused through misuse of the fireplace will be the financial responsibility of the rental party. 12. Deck Propane Grill - a propane tank is located next to the barbeque grill. Please familiarize yourself with proper usage prior to using the grill. Any damage caused through misuse of the firepit will be the financial responsibility of the rental party. 13. Outside fire pit: Extreme precautions should be adhered to so as to control the fire to the confines of the fire pit. Use fire starter log. Do NOT use any accelerants such as gasoline or lighter fluid. 14. Noise: Please be considerate of others/ neighbors. Sound from all radios, tvs, stereo equipment, etc. should not be audible from outside the cabin. 15. Wildlife: All wildlife should be respected and protected as each species serves a purpose in our environment. Do not chase, catch or harm any wild animals. 16. Pest Control or Lawn Maintenance: A pest control or lawn maintenance service may arrive on any given day to service the home. Please allow them access to all outside areas and follow any instructions that the service may ask of you for your safety. Please take care of this home as if it were your own. Thank you for being a respectful renter. We hope you will stay with us again. ACKNOWLEDGMENT: By completing this booking, the Guest is stating that they have read and agree to abide by the above Rules and Regulations. Guest access You have access to the entire cabin. (excluding the owner's closets) Other things to note There is a flight of stairs to enter the cabin from the front.
