Guest house - fast WiFi, central location, pool

At "Villa Pepita Biniali" (Maps etc), you'll have private use of the tennis court and the 5mx10m saltwater swimming pool which is heated approx mid-April to end-Oct. A BBQ is available (please buy coals) as is a professional pizza oven. The house is ideal for a group of three friends or a couple with perhaps one child. You’ll love it here because of the peaceful, secluded location, large grounds and above facilities. Please see 'Other things to note' which contains info of use to most guests. The space The guest house is 20m from the east side of the pool which can be seen from the bedroom and kitchen windows. The owner's house is on the north side of the pool and also about 20m away. Other things to note General information Unlike some other owners, I do not charge extra/separately for electricity as I consider that to be the wrong way to do things. If you are considering other listings, you may wish to check carefully whether electricity is included in the headline price. Included for free are the following items, some or all of which are often not provided by other hosts: beach towels, beach mats, a cooler box and ice packs, ice for drinks, hand soap, paper tissues, dish-washing liquid, toilet roll, shower gel, kitchen cleaning materials, kitchen paper towel, cling film, black pepper and salt, cooking oil, olive oil. Plus there are usually various ambient food items left by previous guests such as tea bags, coffee, jam/marmalade, pasta and so on. Cleaning charge I offer my guests the option of paying for cleaning (75€) in cash at check-in rather than paying more (112€) via the platform when booking. Before accepting your reservation, I will confirm which of these options you would prefer. Apart from the saving, the other advantage of paying at check-in is that you will not lose the cleaning fee if, for some reason, you have to cancel your booking. WiFi The Internet connection is 1Gb fibre-optic. Heated pool Included in my offer is the use of an air-source heat pump to warm the swimming pool approx mid-April to mid-October during the hours 22:00-10:00 where the pool water is below 25°C the previous evening. The heat pump has the potential to raise the temperature by a maximum of 4°C in the 12 hour period. The actual effect on the temperature of the pool water depends on the prevailing air temperature because (a) the cooler the air, the more heat will be lost from the pool and (b) heat pumps cannot run at all if the air contains insufficient latent heat. Overall, when the heat pump runs, it usually ensures - though does not guarantee - that the pool is warm enough to use (and it will obviously be warmer than it would have been without the heat pump!) If guests would like the heat pump to run for longer during some or all of the period 10:00-22:00, this is available for an extra charge of 1.5€/hour. Tennis equipment You may borrow my tennis racquets or bring your own. I also have a number of used tennis balls that you can use (they may have reduced bounce) or you can bring your own. Drinking water The water supply to the house comes from a bore hole and it is safe for brushing teeth and showering and also to drink when boiled (such as for tea and coffee). However, guests requiring water to drink cold are strongly advised to purchase bottled water which is cheap and available in every supermarket on the island. Indeed, many people on the municipal water supply still buy bottled water to drink! Gardening My gardener comes once a week (usually on a Sunday) between 09:00 and 18:00. If requested and where possible, he will work away from the pool area and without creating excessive noise with motorised equipment. Heating/fireplace The air-conditioning system provides heat and may be used at no additional cost. Guests are also welcome to use the fireplace while they are here. I charge 12€ for a large tub of firewood (enough for 1-2 evenings) including kindling and newspaper to get the fire going plus a one-off charge of 10€ per stay for cleaning the fireplace if it is used. Guests may provide their own firewood, kindling and so on if they prefer. Extra guest If your booking is for one person, a maximum of two people may stay each night within the cost of your booking. The same is (obviously) true if your booking is for two people. If a third guest stays overnight, there is an additional charge. Babies I have a 60x120cm cot and a high chair available for my younger guests. For babies under 2 years-old (assuming they are the third guest), there is a charge of 12€/night which is payable at check-in.
