Jacuzzi included - no extra fee. No early check in or late checkout available cleaner arrives 10am exactly and cannot change timetable. No smoking allowed under any circumstances There are cows to watch in fields in the Spring/Summer/Autumn. We also have pigs goats sheep and ponies. Our dogs are free range and will come over to say hello during your stay, the farm is their home. From spring until Autumn the animals especially the goats and pet sheep (Lamby) will often be about and our horses and ponies depending in fields depending on whats going on and time of year. We love to be able to share our amazing location and hope you enjoy where we live, with so many amazing adventures and days out near by you will never be bored. We are always on site should you need us but you have your own privacy for your holiday. Lodge is private and fenced, behind a hedge just off farm drive overlooking fields with stunning mountain valley views the parking area has a gate at the front for child safety. Watch the sunset from the patio it’s amazing (especially accompanied with a glass of wine or a cold beer) even better when in hot tub. You have entire lodge to yourselves 2.5 miles from Llanrwst out local town with plenty of shops and take away PLEASE NOTE We are a farm but we do NOT offer any farm activities even though the Air bnb farm option states :- A rural home in an agricultural setting where guests may enjoy farming activities. Sorry for all the rules but after years of doing Air bnb we have found thats it is best to be clear When booking please check guest numbers are correct for prices We do ask beds stripped, dishes washed and lodge left as found. Please request cot setup if required. 🛁 Bath and separate shower. 🔥 Electric fire is decorative only. 🍽 Open plan kitchen/lounge with all cooking basics, dishwasher, fridge/freezer, microwave, kettle & toaster. Tea towel provided (no kitchen roll). TV with basic Sky channels & Firestick. High chair available (one). No wine/champagne glasses supplied. ⸻ Outside 🛁 Hot Tub Emptied and cleaned between guests. Ready on arrival - no extra charge it is always included in your stay 🔥 BBQ/fire pit (charcoal not supplied). Please clean after use. Outdoor seating for 6. ⸻ Rural Farm Setting We are a working farm with seasonal animals (ponies, sheep, goats, cows). No access to the farmyard (safety reasons) You may walk along the lane and use the lower field if no animals are present (please check first). Limited public transport and taxis.
