Cozy 3-story villa in a panoramic position on the sunny hill of Quart. Just 7 km from the center of Aosta, its central location makes it the ideal starting point for excursions throughout the Aosta Valley. It has a large terrace and a covered veranda. From the main apartment, suitable for a couple with children, you can access a guest house that can accommodate another couple with children. It is also the ideal place to enjoy your vacation with friends! The space The villa consists of a large, very bright room, with an open kitchen and bathroom. The living room has a view of the outdoor garden throughout its development. A laundry space is located on the floor of the room. On the first floor is the master bedroom equipped with a walk-in closet and a bathroom with a bathtub. The room overlooks a veranda from which you can admire a beautiful view of the panoramic Valdostan mountains. The veranda is the only indoor space shared with the villa next door, Nordic Villa Valentina. To ensure comfort and privacy for everyone, we encourage guests to use only the part of the veranda adjacent to their villa. Continuing to the second floor, there is a bedroom with a desk and a sofa that can be converted into a double bed. This floor has a terrace. The villa has an adjoining annex, equipped with a double bedroom and bathroom with bathtub. In case of need, the double bed can be divided into two single beds. Upstairs, there is a room with a single bed and a table with chairs. This floor has a terrace. The annex also has another room with a double bed, equipped with its own private bathroom with shower. Up to two guests, the guest house is never included. If there is a special need, be aware of this at the time of booking. In case guests are a couple with a maximum of 2 children, not older than 5 years old, the guest house is not included. For special needs, contact the host. Guest access All the spaces in the house described above except for the garage. An outdoor parking lot adjacent to the entrance is available for guests. Other things to note Natural Light: The villa is designed according to a concept oriented towards maximizing natural lighting, with large glass surfaces and wooden solar shading systems (brise-soleil) that modulate direct light. The rooms are bright throughout the day, with a gradual diffusion of natural light from morning to evening. Outdoor Lighting: The villa has outdoor lighting that serves to illuminate the walkways, the perimeter and for security. The lights on the back turn off at 10:00 p.m., those on the front at 00:00 p.m., those on the lawn are on in the dark to ensure safety. Heating and cooling: The villa is equipped with underfloor heating and cooling, with the temperature managed exclusively by the host. In winter, the heating is set to a maximum temperature of 22°C, in accordance with current legislation, with possible slight variations between the rooms. Please do not keep doors and windows to the outside open, except for brief moments, to avoid dispersion. In summer, the house maintains a pleasant temperature thanks to the underfloor cooling; there is no air conditioning, but fans are available in all rooms. It is recommended to ventilate only in the evening hours. We kindly ask that you do not open or close the windows of the veranda on the first floor, but leave them as you find them. Tourist tax: From May 1, 2024, the Municipality requires the payment of the tourist tax of €0.50 per person for a maximum of seven nights. There is no payment from the eighth night. Children under the age of 15 are excluded from the accommodation tax. Payment will be requested by the host through the Airbnb platform on the day of guest arrival. Heating and cooling: The villa is equipped with underfloor heating and cooling, with temperatures controlled exclusively by the host. In winter, the heating is set to a maximum of 22°C (71.6°F), in accordance with current legal requirements, with possible slight variations between rooms. Guests are kindly asked not to keep doors and windows open for extended periods of time to prevent heat loss. In summer, the house stays comfortably cool thanks to the underfloor cooling system. There is no air conditioning, but fans are available in all rooms. It is recommended to ventilate the house only during the evening hours. We kindly ask guests not to open or close the glass veranda panels on the second floor and to leave them as they find them. Tourist tax: From May 1, 2024, the municipality requires an accommodation tax of €0.50 per person, for a maximum of seven nights. From the eighth night onward, no further payment is required.
