Ideal for students The space Due to a new law, the properties may not be rented out for tourist purposes. If you would like to stay with us, please write to us when you inquire who you are (student, university professor, diplomat, businessman or) and what you would like to do in Vienna so that we can immediately indicate whether we can leave the property to you. The property is handed over clean and should be returned clean. The flat rate includes 100 kWh per month. More consumption will be charged extra Only private clothing may be washed and dried in the washing machines and dryers. No shoes, no work uniforms, no bed linen, no clothing with metal parts, no blankets, clothing and other items belonging to animals may be washed in the machines. These are to be handed in at the dry cleaners. Guest access There is no way to cook kosher in the apartment, sorry... Parking The company GmbH - owner of the underground garage in the house next door - will provide the companies (tenants) you have named (please also provide the respective VAT number) with invoices for the use of the parking space or spaces in the amount of 165 euros per month plus VAT (currently 20%) per parking space. This corresponds to around 5.50 euros per day excluding VAT. Other things to note In this property, you are registered as a non-resident in Vienna upon arrival. No primary residence registration can take place in this property. If you need a secondary residence registration, please note the following: 1. You will have to sign a fixed-term contract with our lawyer. 2. The cost of the contract is €360, which must be paid to the lawyer immediately 3. The contract tax must also be paid to the tax office and this must be paid to the lawyer. 4. The contract can only be concluded for a maximum of 6 months 5. From the lawyer you also get the completed registration certificate and hand over to the lawyer another €200 deposit that you get back after you have presented the deregistration to the lawyer when you move out. 6. If you have not complied with the deregistration obligation, you will be deregistered 60 days after the expiry of the contract at your expense by a lawyer and these costs will be covered by the deposit. Unfortunately, our apartments cannot be used as a post office. It is therefore not possible to receive documents by mail
