The space La Maison des Festoyeurs welcomes you to a former farmhouse that has been partially renovated, ideal for stays with family or friends or for private events. You'll feel right at home here, with a festive and welcoming touch! The property consists of two areas for guests' use: the house and the party hall; not to mention a large terrace, the trailer, the central courtyard and the garden. THE HOUSE 🏡 The 120 m² house consists of a ground floor overlooking the terrace and a first floor, equipped with Wi-Fi and heating with a wood-burning stove. ==> Sleeps: 11 people • On the ground floor - Fully equipped kitchen: 1 large refrigerator, 1 fridge/freezer, 1 oven, 1 microwave, 1 dishwasher, 1 filter coffee maker, 1 French press coffee maker and 1 Senseo coffee maker, 1 kettle, 1 toaster, 4-burner gas hob, cooking utensils, large number of dishes, wood-burning stove. - Living room: 3 sofas and armchairs, 4-seater SPA with en-suite shower, sound system and screen integrated into the ceiling. - Bedroom 1 (sleeps 4): 1 double bed, 1 double bunk bed - Bedroom 2 (sleeps 2): 1 single bed, 1 single bunk bed - Bathroom with toilet and washing machine - Access to 50 m² terrace: tables, parasols, garden furniture, sheltered barbecue area for all seasons. • Upstairs - Bedroom 3 (sleeps 5) in a row with partition wall: 1 double bed and 1 single bed + 1 queen bed THE PARTY ROOM 🪩 The 150 m² party room consists of a ground floor that also opens onto the terrace and a mezzanine, equipped with Wi-Fi and heating. There are 40 chairs and 10 4-seater tables available, to be arranged according to your event. ==> Occupancy capacity: 7 people • On the ground floor - Stage, screen with built-in video projector, sound system with computer connected to Wi-Fi, lighting system with mirror ball, large high table for 12 people. - Bar area: small fridge, ice maker, sink, storage and beer tap (available on request with its organic and local beer – see other information). - Kitchen area: 4-burner gas cooktop and storage. - Activities available: Table tennis table with paddles and balls / Molkky / Breton shuffleboard with lead board / Boules (8 boules) / 2 sets of darts - Access to the house's terrace • On the mezzanine - Bedroom (4 people): 2 double beds - Open dormitory on mezzanine (3 people): 3 single bunk beds - Relaxation area: sofas and armchairs - Toilet - Bathroom THE TRAILER 🚎 The caravan is located near the party hall. It is cozy and comfortable! Electric heating. ==> Sleeps: 3 people (1 double bed, 1 single bed) LOCATION 📍 - 7 min from Montmoreau (train station - All shops) - 17 minutes from Aubeterre - 35 minutes from Angoulême - 1 hour 15 minutes from Bordeaux OTHER INFORMATION ℹ️ ==> All sound systems and/or speakers other than the sound system in the party room and the house are PROHIBITED (active decibel meter). Everything works perfectly well. No worries! ==> We have a good relationship with the neighbors and hope it continues: noise must be kept to a minimum! ==> Sheets, towels and dish towels provided ==> No cleaning fee: based on the principle "Enjoy every moment. Please leave the space as welcoming as it was when you arrived"! ==> Mr. Purr and Ms. Whitey are the feline stars of the house.
