License no EH-79844-F The space The house has a somewhat quirky layout 3 separate floors. It has a sloping garden at the front with a trampouline and a south facing garden at the back with a hot tub! ***During December there will be Christmas decorations and a Christmas tree in the living room to get the guests into the festive spirit*** The bottom floor contains a fully equipped kitchen where you can find fridge/freezer, oven, multifunctional microwave, gas hob, kettle, toaster, coffee maker, slow cooker, blender and a full size dishwasher. It has an extendeble dining table seating between 6-8 people. There is a separate cloak room for your coats/jackets and shoes and a family bathroom with bath, separate shower, WC and sink. A separate utility room contains a washing machine and a dryer. The top floor has a picturesque view of the three bridges over the Firth of Forth. On this floor you can find Bedroom 1 with a king size bed, wardrobe space, bed side tables, a smart LG TV with an en-suite containing an electric shower, sink and WC. The bright and spacious living room is also located here with a 4 seater and a 3 seater couch, 55" Samsung TV which can connect to smart devices and is set up for Netlix, Amazon Prime and other streaming platforms. Middle floor has three bedrooms. Bedroom 2 has a single bed and an air mattress which can accommodate two adults as well as a desk. Bedroom 3 has a single bed underneath our "book nook". A double bed is available on the "book nook" itself. The middle hall doubles up as our music room with an electric piano and chair available for guest use. Bedroom 4 is the recently completed extension featuring a double sofa bed as well as an office desk, chair and monitor. The south facing back garden has a large decking area, plenty of seating as well as a lawn. Here you can find a gas BBQ, comfortable benches, an outdoor table and a parasol. Guest access Guests will have access to the gardens and the whole of the house.
