Recently restored, this character cottage lets you experience the charm, peace and seclusion of country living whilst enjoying the comforts of modern life. Not only will you have the beauty of the Devonshire/Dorset countryside and Jurassic coast on your doorstep but in addition plenty of popular tourist attractions to keep you entertained during your stay. The space Nestled in the peaceful, picturesque Devonshire countryside, in an Area of Outstanding Natural Beauty, Balls Farm Cottage has been sympathetically restored, retaining period features including an inglenook fireplace with bread oven and flagstone floors. The cottage is light and airy with a generously sized handcrafted kitchen that opens onto its south facing flower garden, a perfect spot for enjoying those sunny summer days and evening barbecues, while the log burner in the sitting room will help to keep you toasty during the winter nights. Two newly installed washrooms will help with the demands of a busy family. A walk in shower on the first floor and a bath on the ground floor. The cottage enjoys a fine aspect with many rooms enjoying far-reaching countryside views over the Axe Valley. The cottage was originally part of the adjoining property, Balls Farm, a 400 year old grade 2 listed farmhouse which features in literature on the Fosseway, the famous Roman Road which runs from Lincolnshire to Exeter. We are a small family living in Balls Farm. Balls Farm no longer runs as an active farm but both properties benefit from being surrounded by the fields it once owned. Relax and unwind while watching cows peacefully graze and enjoy the wildlife, including our friendly robin and a family of deer and goldfinch. We also often hear local owls and you might see a bat or two. The cottage is situated at the end of a long private drive, through the neighbouring farmers field, off of the A358. The private drive is shared by 3 properties. There is private parking for two cars next to the cottage with additional parking at Balls Farm available upon request. Guest access The complete house and it’s garden. Other things to note Dogs will be charged at an additional fee of £5 per dog per night. This fee has to be requested separately by the host using the ‘Alteration Request’ facility after booking is confirmed. A maximum of 2 dogs. Please note, the garden of the cottage is not fully enclosed and the boundary wall overlooking our neighbours rather tempting grassy paddock, is low. A lead will be necessary. If this won’t work for you, please don’t book with us :) A basket of logs will be provided on arrival. Additional logs can be purchased at £5 per basket refill. If you wish to charge an electric vehicle on site there will be an additional fee. Advanced notice must be given. Only a 13amp socket is available for charging which has a basic meter attached to calculate the fee as fairly as possible. We currently don’t have any stair gates.
