This is a nicely furnished 4 bedroom, 3 bath home with Fios Wi-Fi, cable TV, a large deck/patio, parking for 2-3 cars, gas grill and other amenities. The nicely appointed kitchen has dining service for your family. We are an equine training facility for American Mustangs situated on 56 acres. Enjoy the best of Virginia wine & horse country, Fredericksburg breweries, restaurants, shops and parks. We are on a SEPTIC SYSTEM. Our home is very roomy but the number of allotted guests MUST be adhered to when you request a reservation. Located in a quiet, rural setting, our farm is a 56-acre equine training facility which is home to seven American Mustangs, a lovely mule, and a variety of wildlife. It is perfect for bird watching, horse lovers, naturalists or a weekend get-away. It is large enough for your family gathering. It is a very quiet, comfortable setting perfect for rest and relaxation. Have coffee in the morning and watch the horses graze in the pasture. All of the beds have new mattresses and linens. Guests have access to the entire house and are free to hike and explore many area of our farm, with the exception of where the horses are located. Access to the barn areas is ONLY allowed when accompanied by a host. Due to COVID 19, we are not allowing any access to our barn areas. No access is ever allowed in the pens, pastures or paddock areas. There is a large pond on the property and we are in a rural area so wildlife may be encountered to include snakes, ticks, wild geese, coyote, foxes, and deer. Your hosts are located next door in a separate home and are available for any questions. Gin Lot Farms is located in the center of historic Stafford County and nearby Civil War battlefields. Minutes away from downtown Fredericksburg with great restaurants and shopping. Convenient for visitors to the University of Mary Washington, Marine Corps Base Quantico, NCIS, FBI, DEA and National Academy Quantico based centers, Naval Warfare Center Dahlgren, The Post Oak athletic complexes, Fort A.P. Hill and GEICO Hqs. Uber friendly, close to AmTrak / VRE for trains to the D.C. area, and I-95. We are 50 miles from Washington DC and Richmond, VA. There are four international airports that are within an easy drive from Fredericksburg; Reagan National, Richmond International, Dulles and Baltimore International. If you need to park large vehicles during your stay, there are two Walmart stores within 3-5 miles of our home that will provide over-night parking for a small fee. We cannot allow parking for boats, trailers, RVs etc. All guests are required to acknowledge and adhere to these rules. Please keep your speed to a maximum of 10 mph coming into and out of Gin Lot Farms. There are horses, dogs, cats and wildlife that cross the drive. Access to pastures and paddocks is prohibited. Access to barn complexes is ONLY allowed when a host is present. The horses cannot be hand fed. That includes carrots, apples, and grass. Please do not re-arrange any of the furniture in the home. We ask that you turn exterior lights off during the daylight hours and keep the windows closed. IMPORTANT TO NOTE: Allergy season runs from March through December in Virginia. As most of the farm is either wooded or in hay production or pasture, the pollen can be heavy at times. We would like our home to stay pollen-free as much as possible to accommodate any guests with seasonal allergies. In warmer months, be careful where you step in the yard and the wood line. There are snakes about. We ask that you update your reservation if you invite other guests stay with you in our home that were not originally planned. This helps us keep our rates affordable for small and large families. There are no parties of any type allowed in our home. Please do not park on the grass. The drive is circular, with spaces for 2-3 cars on the right side of the home. Please plan accordingly.
