*NO CLEANING FEE* The charming Otter Cottage is nestled within Naivasha's 80-acre Kilimandege Sanctuary ('Hill of Birds'), treasured home of the late wildlife documentary film pioneers, Joan & Alan Root. Whether you're yearning for a well-deserved break from the city or need a central base to begin a Naivasha adventure, Otter Cottage and its wildlife are ready to welcome you into its little secret. The space THE SURROUNDINGS: As well as being a haven for birdwatchers, a plethora of wildlife can be seen around the property daily, including but not limited to zebra, giraffe, waterbuck, gazelle, hippo, jackal and hyena. As a family and pet friendly property, the garden is fenced, although the electric fence is only switched on at night so the zebras are let in regularly to cut the grass! The house has a lake view (there is nothing between the bottom of the garden and the lake), but lake levels do vary greatly. The lake can be accessed directly through a gate at the bottom of the garden and guests also have exclusive access to explore the rest of the 80-acre sanctuary at their leisure (please keep dogs on leads). THE HOUSE: <10 guests can sleep comfortably across the 4 en-suite bedrooms. All rooms have fans and mosquito nets. The house is served by STARLINK Wi-Fi and is very family and dog friendly. Unlike many older properties in Naivasha, the bright kitchen is very much a central part of the house, although freelance chef contacts can be shared upon request if you'd rather not cook. The adjacent dining room then merges into a large, comfy living area with open fireplace and smart TV (Netflix, Amazon Video etc. as well as a plethora of DVDs, including Joan and Alan Roots originals). The veranda doors open into a versatile entertaining space, complete with a large built-in BBQ, bar, foosball table, convertible dining/ping-pong table, and comfortable sofa seating — perfect for relaxing with a cold G&T while gazing out over the lake. Garden seating is also available for fully alfresco dining as well as a badminton net and a fire-pit for cosy evenings (lake levels dependent!) Other things to note WAIVER OF LIABILITY AND INDEMNITY In making a booking through Air Bnb or by paying a deposit directly, you acknowledge on behalf of all members of your group any Dangers and Risks associated with wildlife areas, including but not limited to bodies of water; unpredictable and harmful animals, insects, reptiles and vegetation; the prevalence of communicable, tropical and other diseases; uneven or rough terrain; unpredictable weather (including flooding and high winds that may cause tree falling); political unrest and the unreliability of electricity and communications. You accept and acknowledge that you and your associates enter/stay at Kilimandege Sanctuary, and participate in associated activities (including any externally provided services and riding in any associated vehicles) entirely at your own risk. In making a booking, you enter into a waiver on behalf of yourself and all members of your group and hereby indemnify, release from any culpability or liability and hold harmless Kilimandege Sanctuary Ltd, Mti Wa Tembo Ltd, its agents, directors, staff, external service providers and associates (Protected Persons) for any loss, theft or damage to your property, or for any injury, illness or fatality to yourself or any member of your group, however this may be caused. All Protected Persons are therefore indemnified from and against any and all claims made by any group member (whether such claim, suit or proceeding is founded in statue, contract, equity, tort or otherwise), causes of action, expenses of litigation, court costs, medical costs, compensation and attorney's fees arising from any activities conducted in conjunction with your stay (including but not limited to all Dangers and Risks outlined about). We would also like to mention that the property boarders a small lake pump on one side, not owned or managed by Kilimandege. This can very occasionally cause issues regarding pump noise, but measures have been taken to reduce this and we continue to request cooperation from the owners on this front.
