Peaceful Courtyard Retreat

Recently decorated Grade II listed cottage attached to Victorian Manor House with extensive communal gardens. A perfect holiday get away. Quiet woodland setting close to the Jurassic coast just 25 mins drive to Lulworth Cove. The space No.2 The Courtyard is the perfect place to stay to explore the Jurassic coast or just to relax on the patio and enjoy the extensive communal gardens. The cottage is well equipped, providing a perfect home-from-home stay for up to 4 people. Entrance Hall - Accessed from The Courtyard, the front door opens into a spacious hall with plenty of space for wellies and coats. Sitting/Dining Room - The sitting room is spacious yet cosy with the wood-burner providing a focal point. Given that we own the local woodland, logs are in plentiful supply. The dining table provides ample room for four to six people. There are books, boardgames and a TV to keep you occupied while you toast marshmallows and warm your feet by the fire. In addition to the wood-burner the cottage has central heating. Kitchen - Off the hall you will find the well-equipped Kitchen with plenty of worktop and cupboard space featuring; Oven, hob, microwave, Dishwasher, Fridge, Freezer, Washing machine, Cafetière, Toaster, Kettle and a good selection of cooking utensils. There is also a washer/drier machine should you need to do any laundry. Bathroom - The Family Bathroom is situated on the ground floor. It features a large bath, shower, toilet and sink Upstairs you will find two spacious double bedrooms, one of which has an ensuite shower/toilet. Bedroom1 –Spacious and light, the room has lovely views into the courtyard. This room has a double bed and large wardrobe with and drawer space. There is also an ensuite bathroom with shower, loo and sink. Bedroom2 – Has a queen size bed, large wardrobe and a set of drawers. Likewise, it benefits from a large window with views into the courtyard. The Patio – No 2 The Courtyard has the benefit of having it’s own private south facing patio with views over the communal gardens and on into the surrounding Dorset countryside. There is a small granite table with two pretty love-heart chairs, An additional couple of chairs are provided from inside and there is ample space for 4 people. Communal Garden - The cottage benefits from the use of the communal garden for the Courtyard with fantastic views of Clyffe House and across the Dorset countryside to the coast. On a clear day you can see the Hardy Monument (Admiral Hardy of Trafalgar rather than the author who lived just down the road at Higher Bockhampton). Large lawns and high box hedges lead to a more informal woodland garden leading to a small pond and allotment gardens. Guests of No 2 The Courtyard can also access 30 acres of private, managed woodland immediately to the North of Clyffe where the bluebell woods are particularly spectacular and summer picnics are popular. Wi-Fi – We benefit from fibre broadband and have a 250Mbps service. Wi-Fi is available throughout the property. Guest access Cliffe House and The Courtyard are accessed via long private drive off the main road to Tincleton. One car is permitted to be parked outside of the Courtyard, if space is available. Please ensure your car is parked facing towards the building to avoid fumes near open windows. Please do not block access to the stables area. There must be ample room for emergency services/delivery lorries to pass the Courtyard parking area. If you have a large car/SUV, more than one car or there are no spaces, please feel free to unload and then you should use the allocated parking found in the garage complex, 200m down the drive. Use the space marked No. 2 Please do not park in front of Clyffe House as this is private property and you may well be clamped. Other things to note Shops are at least 2 miles away so it is important to bring all you need. There are some basic emergency supplies (please replenish if you use these) and FRESH EGGS are available from a neighbour on site. For parents of small children, please note there is a small pond at the bottom of the communal gardens. Other things to note Although we do not provide specific infant equipment such as a stair gate, cot or high chair. There is enough room in either bedroom for a Travel cot (not provided). The house uses a sewerage treatment plant, therefore please do not flush anything other than the 3P’s…paper, pee, poo. Sanitary waste and wet wipes must be disposed of in the pedal bins provided.
