Also lovely as a romantic escape - especially in cooler months winter with the large wood fire going! Our beach home is lovingly decorated with a natural beach, bohemian feel and is filled with quality furnishings and home wares for a relaxed beach getaway. It is designed to cater for romantic week ends, families and social groups of up to 8 guests. But no gatherings/parties please Your stay will include all the comforts of home including movies on demand with Netflix and Fetch TV, NBN Wifi, wireless bluetooth speaker, BBQ. Stay cool in Summer with ducted evaporative cooling throughout and cosy and warm in Winter with a slow combustion wood heater and hydronic heating (in every room - including the toliet!). Our coastal abode is fully equipped for babies/toddlers kids with cubby-house/studio, permanent cot, 2nd portocot, high chair, change table and many infant/child toys/books and adult/family games. There are three bedrooms, two bathrooms and a separate laundry (as per photo) A third shower (outdoors) can be found outside for those beach days - perfect for sandy children and dogs! Sleeping Configuration: * Bedroom 1 - King Bed *Bedroom 2 - Queen Bed *Bedroom 3 - Bunk Bed (double on bottom, single on top) and also extra large infant / young toddler cot (as per photo) - extra additional portocot available too. All bedrooms are exactly as per photos in listing. Please see detailed notes below regarding baby/toddler items *Common Area (or use in one of bedrooms)- extra single mattress rollaway style (portable) available. Can be used by kids/adults but better for kids Please note: This house / our sleeping config is designed for max occupancy of 4 adults and 4 children or 6 adults and 1 child. Max 7 or 8 guests in total. It can accomodate 8 adults but would not be as comfortable. It's more a family large group home.. Just a further clarification to ensure you're comfortable. These are great value rates. generally between approx $15-$27pp /entire stay for larger groups (cost will be quoted based on your guest numbers listed - just depends how many loads for washing machines/dryers at local laundry they need to book). Scaleable cost is dependent on Bedrooms /Beds and number of guests and length of stay. If you require additional beds made up beyond your guest numbers, ie. for special needs with children please inform us at time of booking. No gatherings or parties/events - please inform us prior to booking if you plan on having any visitors to the house (above and beyond sleeping/registered guests), written permission has to be provided. - No schoolies. - generally minimum two or three night stay on most weekends throughout year (but some peak periods have higher min stats ie 3 or 7/14nights +. This is at owner's discretion. in terms of pricing and avails. - Very Peak/busiest Periods may not have weekly/monthly discounts applicable (pricing is always at hosts discretion) - please note outside deck is not allowed to be used after 10pm at night (Mornington peninsula shire council rule) . - for all booking requests, host reserve the right on minimum stay night # and correct nightly rate for seasonal peak periods ( we do best to keep on request pricing/displayed rates right year round). This is a "on request" property not "instant confirmation". Pricing is always at all times/on all requests, at host's discretion based on dates and individual request. - we mostly accept only 3 night + min stays but if there is a exception with a 1 or 2 night there, there maybe a extra $ % surcharge loading in price for short stays depending on time of year and how many guest numbers. Especially on off chance we offer a 1 night stay. We would advise at time of booking - we only permit weekend stays to start for 3nights from a Thursday or 2 nights from a Friday. House must be booked for at least 2 nights of full weekend nightly rate (ie. Friday and Saturday night). We can sometimes accept a 2night booking from Thursday or from Saturday onwards but a full weekend rate must be covered/achieved by the house. - stay length/pricing of all stays bookings at is at full discretion of host. “on request” or instant confirmation” are at discretion of host. - house has standard occupancy of up to 8 guests for weekend stays. There is extra charge/head as per airbnb pricing system for 9th and + guest - on request pricing is always at discretion of host/owner as a condition of booking and will be advised prior to any enquiry/request being accepted - Additional refundable bond may be required for larger groups - at airbnb/host's discretion. - we do not by default accept zero review or very low review airbnb profiles and reserve right not to accept a booking, it it doesn’t match owner/house or Mornington Peninsula Shire agreed criteria. Host reserves right to cancel within first 48hours from booking - cleaning company fee penalty rate surcharges may apply for exit/entry on public holidays or weekends for them to pay staff penalty rates. This will be advised prior to any booking. - please note: regarding guest numbers, some dates are extra discounted for lower group guest numbers, extra per head fee may apply for some dates/stays (Generally for mid week when we advertise for smaller groups of 2 and up to 4 guests) for larger groups. Pricing is always up to host discretion upon enquiry/request we assess each booking and is a booking request /enquiry condition. - please inform us prior to booking if you plan on having any visitors to the house (above and beyond sleeping/registered guests), written permission has to be provided. - host reserves right, to refuse a booking, at time of booking/within 48hours. This is very rare, we only have a certain quota of larger group bookings we can accept per week/ per month, so it has to fit my quotas to ensure suitability for the house. We would inform you - If a stay exit/entry date is a public holiday or a sunday. extra $75 additional will apply to listing cleaning company charge. Listed cleaning fees are for Monday to Saturday exit (airbnb will only let us input 1 amount), so the exceptions are Sunday/Public Holidays where cleaning company has to pay large penalty rates.
