In fact, the tombolo della Giannella, on which the building stands, is 6 km long and the coast on the side of the sea preserves both the dunes and the vegetation of the Mediterranean maquis, as well as the agglomerations of poseidonia that attest to the health of its sea. Free beach and establishments alternate in the long strip of sand. Very large house (200sqm), consisting of two apartments of 100sqm each, one on the ground floor and the other on the first floor. The surrounding garden is unique and shared between the two apartments, as is the access gate to the entire property. Both housing units have independent entrances and are equipped with mosquito nets on the windows, radiators, and household linen. There are also 2 small terraces: one from which you can enjoy the view of Orbetello immersed in the lagoon landscape, and another from which you can access a rooftop terrace from which you can overlook the entire lagoon. The villa can accommodate a total of 13 people. The house is furnished in a traditional style with furniture from the time it was built, some made to design inspired by the surrounding nature. The house also has a small library with books that illustrate the area from both a naturalistic and historical-artistic point of view. The building is surrounded by 1000 square meters of garden with pine trees, palm trees and oleanders, and has private access to the lagoon. You can also cook with the barbecue. Its location makes it suitable for families with children and anyone who wants to enjoy great tranquility. It is in fact immersed in the nature of the Giannella tombolo, almost entirely covered by a road with suggestive access to the lagoon, 3 km long and forbidden to cars. You can therefore take beautiful walks, on foot or by bicycle, in a flat and unspoiled area. But the house, a few meters from the shore of the lagoon, can also be enjoyed in autumn and winter when you can admire from the windows the extraordinary spectacle of birds (including herons, flamingos and mallards) that, coming to winter in Italy, densely populate the area in front of the house, an ideal place for birdwatching. The house was built in 1968 on a project by the famous architect Alberto Carlo Carpiceci, who chose to buy this land attracted by the extraordinary charm of the lagoon. And so this house is today one of the very few privileged buildings overlooking the beautiful brackish lake. The house was renovated in 2014, but the strong imprint of its designer has remained unchanged and is clearly visible in the subdivision of the floors made of different materials (stone on the ground floor and masonry on the upper floor), in the porthole windows that mark the walls and in the splendid wrought iron elements that characterize both the refined well, the lamp post on the staircase, and the gate, on the top of which you can see the monogram AC initials of the architect Alberto Carpiceci. The location of the house allows you to easily reach destinations such as Rome (148 km), Florence (184 km), Siena (120 km), but there are many other nearby locations that have characteristics of great naturalistic and historical-artistic charm. 25% deposit upon booking.
