Our fully self-contained granny-flat studio apartment sits downstairs of our raised Queenslander in quiet Kangaroo Point. It features a comfy queensize bed with quality linen, couch, smart TV, fully stocked and functional kitchen, large bathroom and washing machine. Your first breakfast is included! You have access to a spacious deck with outdoor dining and divine fenced pool. With activities galore on your doorstep, you won't want to leave! The space Our fabulous studio apartment offers all you could ask for, whether it be for an overnight stay or a month or two. The apartment is fully-functional and self-contained. We have lived in it and previous tennants have stayed for months so it's ready to go. The space is best suited to two people sharing a bed but a second queensize portable mattress is available on request. Ducted AC is included as well. Please note that we are a smoke-free dwelling, inside and out. If you smoke, you need to go down to the park. FEATURES: Kitchen - the kitchen is fully stocked and functional making it a home-cook's delight. It features a full-size fridge, oven and electric cook top, as well as all your requisite appliances and utensils such as toaster, kettle, stick blender, beater, sauce pans, mixing bowls - you name it. The large pantry also contains the cooking staples and if you're missing something, we can probably help out. There is also plenty of bench space and tupperware for picnics! Bedroom - we offer a comfortable queensize bed that is squeak-free and dressed with quality linen. Bedside tables with designer touch lamps and powerboards are supplied. There is also a spare queensize mattress with portable frame available if required and on request. There is plenty of storage space available with a triple sliding-door built-in wardrobe available with two tallboy sets of drawers inside. Living - the living space includes a comfortable two-seater couch and coffee table, small desk and chair, smart TV that you can connect your device to via the included high-speed, unlimited NBN WiFi. Plus there's still space for to do yoga for example without hitting anything! The apartment faces west and includes blockout blinds for privacy and temperature control. Bathroom and laundry - the spacious bathroom features a double sink with huge vanity and storage, shower, toilet and double towel racks. A hair drier and bath and beach towels are provided. A fabulous front loader washing machine is included in the space. Pool and outdoors - enjoy the afternoon sunshine on the deck at the six-seater table. It's perfect for dinner on warm Queensland evenings. You also have free access to the pool and sun lounges, use at your own risk. Pets - we have a few friendly and totally benign chickens and ducks that live around the side and front of the house. You'll hear the ducks, Pippy and Poppy, quack and the chickens, Percy White and Blacky-Brown, cluck throughout the day and especially in the mornings. A lovely change from traffic noise!! Note that you can hear footsteps from upstairs and being a studio apartment the fridge turns on and off throughout the day and night. Now that Aurora is a toddler, you can hear her movements and activities more (she's not as conscious of it as us!). We are an environmentally conscious household and have solar. We recommend that where possible, you run devices such as the washing machine and dishwasher during sunny hours. This is also much quieter when you're trying to sleep. Please sort any rubbish into recycling, general waste and 10c bottles. Ideally, keep 'scrunchable plastic' separate too as we take it back to Coles for recycling. The bins are under the stairs at the front of the house. Please note this is a NON SMOKING/VAPING property under any circumstance. Smokers must go to the park down the road as neither us nor our neighbours want to be exposed to second hand smoke. We prefer non smoking guests. Guest access You have full access to the downstairs studio apartment independent of us. We only share the pool and garden area. Other things to note Your first breakfast on arrival is provided and includes a loaf of gourmet bread, margarine and jam. If you're lucky and it's close to the spring strawberry season, the strawberry jam is home-made by Emy. Fresh-laid eggs from our pet chickens, The Percys, may also be available. If you have specific dietary issues, please let us know before check in. Please note that this is an NON SMOKING/VAPING property at all times. Smokers must go to the park down the road if they must smoke as neither us nor our neighbours want to be exposed to second hand smoke. Footsteps from upstairs can be heard, especially our toddler, Aurora, who also loves to bang hey toys on the floor.
