Studio has a Kitchenette including a large fridge/freezer, single hot plate, small grill/oven & microwave. We provide basic starter breakfast & drink provisions. Along with the free to air Television options we have a selection of games/puzzles/books. We also stock a small supply of toys. We are centrally located with easy routes to both the CBD and the main highway. The perfect place to base yourself as you explore Launceston and Northern Tasmania. Ideal for couples and families with young children. This accommodation is a separate guest studio on the opposite side of the outdoor area to the first level of the main house. This is a non smoking property and due to access it is not suitable to have visitors. We request only booked guests on the premises. The studio is perfect for 2 people or a family with toddler/child. However with the fold out couch, we can accommodate up to 4 people. Please note, as a studio, there is not a separate bedroom. Bed, fold out couch and kitchen are all in the one space with an ensuite bathroom. If you book for 2 guests and require the fold out couch as a separate bed please inform us to ensure this option is available and ready for you. (Please note the fold out couch is in the same room as the Bed) The location is ideal for easy access to the major highway as well as being a short drive to the centre of town. We have numerous bus routes which makes travel for those without a car much easier. Additionally located a short walking distance away is the Olde Tudor - a small shopping complex with supermarket, bakery, pharmacy, dry cleaners, cafe's. All the essentials and more! We are also situated a short drive to the Gorge and Duck Reach walking tracks which is one of Launceston's iconic attractions. Guest access Guests will have access to a secure garage with direct internal access to the guest retreat - for the winter travelers this will avoid the frost and iced cars which Launceston can be prone to in the mornings. The guest retreat has a studio layout with a queen bed, wardrobe, lounge area - with fold out couch and kitchen in the one space with a separate bathroom. The kitchen comes equipped with the necessities. We will provide a small selection of teas, coffees and hot drink options as well as breakfast cereal, and basic cooking/condiments. Guests will be provided with the WiFi password on arrival. We ask that guests do not smoke on the property Other things to note To assist in keeping cleaning costs down we request that all dishes are cleaned and packed away and if the BBQ is utilised this too is cleaned after each use. This is a non smoking property. We ask that guests do not smoke inside the property. If there is residual smells of smoking of cigarette butts/ash evidence we will ask for additional cleaning fees.
