A home from home, offering flexible and comfortable accommodation for up to 13 people. 5/6 bedrooms, 2.5 bathrooms, large kitchen, enclosed back garden. Ideal for family gatherings / group of friends. Up to two well behaved dogs allowed if pre-agreed. Discount available for stays of 3 days and over. The space Located within 1 mile of Junction 44 of the M4, this is a great base if you wish to explore this part of Wales. South Wales valleys are just down the road. Gower, the Brecon Beacons, historical castles and the Vale of Neath with its beautiful waterfalls can all be reached within half an hour. This is a real home from home, cosy and tastefully decorated with plenty of living space to socialise, perfect for a get together with friends or family. The property is a spacious three=storey terraced house. First (top) floor - Bedroom 1: with a double bed and space for either a travel cot or toddler bed (both available - please ask for it when booking) - garden view. - Bedroom 2: with a double bed - Bedroom 3: with a large single bed - Bedroom 4: with two single beds - Bathroom 1: with bath, walk-in shower, wash-basin and toilet. Ground floor - Bedroom 5: with a double bed and a single Ikea Lycksele chair / bed - garden view - Bathroom 2: with bath, walk-in shower, wash basin and toilet - Lounge / TV room - Stairs going down to lower floor Lower floor - Dining area. Table can sit up to 10 people. - Lounge / family games room with two Ikea Lycksele sofa / beds (one single and one double) that can allow that room to be turned into a sixth bedroom for larger groups. - Kitchen / breakfast room: with electric oven, gas hob, microwave, fridge, freezer, dishwasher and coffee machine. - Utility room: with washing machine and retractable washing line - Cloakroom / shower room - Access to the back garden. Freshly laundered bed linen and towels are provided, as well as shampoo, shower gel, hair dryers, etc. High speed Wi-Fi throughout the whole house. Outside: enclosed back garden with covered patio and large decking area, outdoor table & seats. Gas BBQ available (please ask for it when booking). Please note that BBQ activities must be completed by 10 pm. Plenty of space in utility room to store bicycles. Up to two well behaved dogs welcome - strictly by prior arrangement only Check-in time is anytime after 2 pm, but if you wish to arrive earlier, just ask and I will see what I can do. Guest access You'll have the whole house to yourself, safe one room (used for storage) that will remain out of bounds. Other things to note Property is not suitable for wild parties! Quiet hours 10 pm-8 am. Pets allowed strictly by prior arrangement only. The charging of electric vehicles is NOT allowed. A generous amount of electricity is accounted for with every booking. If excess electricity usage is detected, it will be charged accordingly after your stay. No extra guests (over those who have booked) to stay without prior arrangement. Please note that kids - and that includes toddlers - all need to be included in the guest count when making a booking. While I'm happy to host families with children, please note that there are no stair gates or child-proof locks on the cupboards, etc... and it will hence be up to you to keep an eye on your kids during your stay. No smoking in the house but you're welcome to smoke in the covered patio area using the ashtray provided. I'm flexible with check-in time anytime after 2 pm. Check out time is 11 am.
