The villa is located just 5 minutes uphill from the charming town of Menaggio, on Lake Como. It offers magnificent lake views, tranquillity and a beautiful garden with outdoor facilities and a swimming pool. Inside, you will find a large living room with a fireplace, a modern fully equipped kitchen, and comfortable interiors. The villa has 4 bedrooms, two with en-suite bathrooms, plus one shared bathroom and a guest toilet. Ideal for a family holiday or a stay with friends. CIR: 013145-LNI-00062 The space History & Style The villa was originally built in 1885 and underwent a complete restoration in 2016, with a further renovation completed in 2024. We aimed to preserve the authentic atmosphere of “once upon a time”, while combining it with modern standards of comfort and technology. This balance creates a unique setting for an unforgettable stay in Italy. ⸻ Bedrooms: The villa offers 4 bedrooms: • One garden-view master bedroom with a private bathroom (shower) • One street-view master bedroom with a private bathroom (shower) • One lake-view bedroom with two single beds, suitable for children or adults (beds can be joined on request) • The top floor features a charming mansarda, our personal favourite room in the house Please note: the mansarda is accessed via a narrow spiral staircase and has lower ceilings, typical of historic Italian houses. ⸻ Bathrooms: Each master bedroom has its own private bathroom. In addition, there is a large spa-style bathroom with a spacious shower located between the main and second floors. On the main floor, there is a guest toilet with sink and washing machine. Another shower is also available in the pool area. ⸻ Entrance The house and garden are located on a hill, therefore a short staircase leads to the entrance. The main floor has two separate entrances: one leading to the hall and one directly into the kitchen. ⸻ Kitchen The modern kitchen is fully equipped with an induction hob, oven, microwave, toaster, kettle, Nespresso coffee machine, fridge and dishwasher. All necessary dishes, glasses and cutlery are provided. A small starter supply of coffee capsules, tea, sugar and salt is included. ⸻ Dining The kitchen opens onto an open-plan dining area with a round table, perfect for meals with family or friends. Just outside the kitchen entrance, there is a small alfresco patio with an outdoor dining table, offering a breathtaking panoramic lake view — ideal for warm Italian days. ⸻ Living & Relax The living room and dining area form a bright open space with large windows facing the lake and access to a long panoramic balcony. A TV with main satellite channels and unlimited Wi-Fi are available. A cosy seating area with a fireplace invites you to relax and enjoy the atmosphere. ⸻ Pool & Outdoor Areas On the basement level, there is a traditional “cantina” (former wine cellar), currently used as a storage area. Next to it, you will find a small swimming pool, perfect for cooling off on hot afternoons and especially loved by children. A shower is available nearby. Please note: • The pool area is not heated and not suitable for winter use • The pool is not a hot tub • Water temperature is approximately 23–24°C • The pool is usually open from mid-April to the end of September (opening may be postponed to May in case of cold weather — please check before booking) Below the pool terrace, a lawn with lake view is available. Sun loungers are provided and stored in the cantina. ⸻ Parking The property has a private garage suitable for one small car. Additional parking is available directly in front of the house. ⸻ Air Conditioning The villa is not equipped with air conditioning. The house is located in a shaded area, which usually helps maintain a comfortable indoor temperature. Please take this into consideration when booking, especially during the hottest summer periods. ⸻ CIR: 013145-LNI-00062 Guest access We provide access to all the house except some technical spaces like the boiler and staff-rooms. They are usually locked - so no worries you will not get where you shouldn't! Other things to note Please note that there are some stairs in the garden and in the house. The last (mansard) bedroom can be accessed by narrow spiral staircase only. Please note that City (tourist tax) is to be paid separated IN CASH according to the local law. The city tax is equal to 3 eur per night per every person over 11 y.o. Children under 11 y.o. do not pay city tax. !!! VERY IMPORTANT !!! Please note that 100 eur (one hundred euros) garbage deposit will be collected at the moment of check in. If the garbage is sorted according to the rules and the schedule is respected the deposit will be returned at the moment of check out. You will be provided with the calendar of the days when and which kind the garbage has to be out in front of the gate. The garbage that can not be taken out according to the calendar SHALL BE SORTED OUT CAREFULLY and left in the house, cleaning service will take care of it. Here are the rules and the days, but you will also be provided the hard (paper) copy of the calendar. (You will find it in the kitchen area) UMIDO = all the food / organic waste + wet paper towels or napkins. Thin organic bag goes under the sink. Once is full it goes in the brown bin. Brown bin has to be out in front of the gate on the main street every SUNDAY and THURSDAY night. (the whole brown bin) (Collection days are Monday and Friday early morning). PAPER - all the paper, pizza boxes, packages etc. Goes in some paper bag if you will have one or shall be piled up and band with special paper scotch that you will find in the drawer of little kitchen table under the window. Paper goes out every MONDAY night (Collection day is Tuesday morning) PLASTIC (all plastic leftovers, bags, packages , bottles and also cans goes in YELLOW bag (container outside). Goes out TUESDAY night. (Collection day is Wednesday morning). INDIFFERENZIATO = MIX DRY ( i mean ONLY DRY!!!) (I mean NO FOOD NO ORGANIC NO WET) leftovers. Anything you can not sort, small pieces of plastic, small piece of paper (SMALL), ecc goes in the GREY bag (container outside). Goes out in front of the gate every THURSDAY. (Together with organic). Collection day is Friday morning) .
