The house has views of the countryside, beautiful in any season and in any weather. On the heights of the village of Grandchamp, near the Castle, the house renovated in 2012 and re-decorated in 2017 is a spacious haven of conviviality. Around the large kitchen where everyone likes to prepare something (from chicken stew to mojitos), you will have the choice between three very different places, where everyone can gather around very large tables. The veranda table (10 seats + extension stored in the basement) is a must on sunny days. You don't get tired of looking at the landscape, and lunches often end in a nap in the grass. (Note: the veranda is not heated, so it is not or is little usable at temperatures below 10 degrees). The dining room table is ideal in winter, but also stormed to work, or undertake manual activities in a group. Around the fireplace and the winter living room, the atmosphere is different: club armchairs, sofas, stereo system, for moments of sharing. In the attic, a large multi-activity room… alternately a games room (with games and books for children, and even a swing), a dormitory with single beds or a home theater with a 4-meter image projection. You can bring your favorite DVDs or your computer (HDMI connection). We also leave a hard drive on site with 2TB of movies of all kinds. The little ones are our friends! A baby chair & crib on site, as well as many children's books and games. Warning: the staircase is a little steep, it is best to assist young children. Retractable safety gates are installed at the top. The house is ideal for 10/12 people, with a maximum of 4 couples and 4 children. A type 2 EV charger is available on site. Ask us beforehand for activation. We charge €0.25 per kWh. The outlet is 16 amps, three-phase. Guest access Maximum capacity: 12 people in total, with a maximum of 8 adults. No exceptions possible. For reasons of comfort and wear, and even if the number of beds allows more sleeping arrangements, we admit a maximum of 8 adults. On the ground floor: 3 bedrooms (2 with double beds and 1 with 2 beds), a separate toilet, a bathroom (bathtub and walk-in shower). Large kitchen with central island, veranda, dining room and living room. Upstairs: the large room that can be used as a dormitory with 4 single beds, 1 bedroom with double bed, 1 bedroom with crib and double bed. A bathroom and an independent toilet. Linens provided; the beds will be made upon arrival. Please undo them and group the linen during checkout. Indoor equipment: Kitchen: stove, refrigerator, 3 filter coffee makers, Nespresso and Baristina, dishwasher, centrifuge, waffle maker. Washer and dryer. Bathroom: bathtub, large shower, hairdryer Vacuum cleaner, Electric heater, Fireplace Outdoor equipment: 3 m diameter trampoline, gantry swing, wood barbecue. Sun loungers. No smoking allowed - pets allowed (by prior agreement), only on the ground floor (but not in the bedrooms). Camping on the grounds is forbidden. FOR THE ATTENTION OF HIDDEN PARTY ORGANIZERS: Following bad experiences of groups of tenants not respecting the rental conditions, we add this explicit paragraph: >>> The capacity of the house and grounds is a maximum of 12 people AT ANY TIME. If we have any doubt about non-compliance with this clause (noise, number of cars, etc.) the owner or their delegate reserves the right to come and check this point. If it turns out that the number of people is not the one declared at the time of booking, the tenant will be: 1 - forced to leave the premises within one hour, from the notification of the owner to the rental manager, through Airbnb messaging. 2 - a lump sum of €2,000 will be withdrawn for non-compliance with this paragraph of the regulations. Other things to note • Check-in between 6pm and 8pm / Checkout at noon; (negotiable according to calendar) • No parties allowed • Tourist tax The rent indicated by Airbnb for your rental includes the tourist tax, which will be paid to the "Charny Orée de Puisaye" tourist office. This mandatory tax, used to finance information for visitors to our beautiful region of Puisaye, is set by municipal decree, and calculated on the basis of €1.2/night/person. • Water & electricity consumption Water and electricity consumption are included, but are not "unlimited". With your rental, a package includes 800 liters of water per day, and 150 kWh per day of electricity. These consumptions are very high and largely sufficient, even in winter. Upon arrival and departure, the meters will be read. These limits are there to avoid excessive or disrespectful consumption. Any consumption beyond the indicated package will be charged at cost price: Water: €4 per m3 of water; Electricity: €0.25 per kWh (HP & HC) • You will not have access to the garage, attic, or outdoor hot tub. Reminder: the veranda is not heated so it is not very usable at temperatures below 10 degrees.
