On 3 floors (bookable individually depending on group size and availability), all rooms with air conditioning, soundproof windows, electric shutters, large TVs, WiFi, private parking for up to 7 cars FREE ❣️ Guest access The entrance to the villa is on the north side and is accessible by a staircase. The key box is to the left of the door on the wall. INFO First floor (entrance): The conservatory with table (10 pers. folding glass wall) and the large covered terrace with table (16 pers.) Fireplace (grill) and kettle grill is for PURE enjoyment... Info: Bring your own wood and charcoal, as well as lighting material. The veranda and the lawn overlooking the Pennine mountains invite you to sunbathe... (there are love chairs in the garden box on the terrace) The large kitchen is fully equipped for over 25 guests and has: coffee machine (for beans), Nespresso, Dolce Gusto, Delizioma machine ☕️ The large dining table can be rotated and placed with an additional dining table to form a long table for 20 people. The XXL living room has a 65-inch TV and a fireplace. ✅️ The booking price includes the main floor with 3 rooms for max. 8 guests, an XXL bathroom with bathtub and rain shower, as well as a day toilet. ▶️ From 9 people (or on request for an additional cleaning fee), the upper floor with 3 rooms for 8 people is added. There are 6 themed rooms with photo wallpaper, TV and individually adjustable air conditioning in each room. 🟢 MAIN FLOOR: - Double room "CANALE" (2 pers.) It is completely independent with its own access via Studio RIVA and is not automatically part of the rental area of the guests. The Studio RIVA with parking in front (entrance at the parking lot and also completely independent of the villa) is for up to 3 people. Guests can optionally book the following rooms if possible (prices on request): - the LAUNDRY (1 washing machine, 1 dryer, clotheslines) - the "FORESTA LOUNGE" for party, seminar, cinema, bedroom (up to 5 people), etc. with ventilation/air conditioning - WHIRLPOOL BATHROOM with illuminated hot tub (max. 2 people), and a shower with 6 massage jets - Double room "FIORI" (2 pers.) Double bed 160 x 200, TV, photo wallpaper, air conditioning IMPORTANT TO KNOW: For bookings of more than 16 people, the 7th bedroom FIORI and the WHIRLPOOL BATHROOM are included free of charge. Only additional cleaning costs apply. For 18 or more people, the Foresta Lounge is added. On request, approx. 25 adults are possible (including Studio Riva) ----------------------------------- INFO: next to the garage, our permanent tenant lives in a small studio apartment with a separate entrance and parking (left side) in front. Other things to note ✔ Tourist tax: Mandatory and to be paid separately. Adults CHF 4.80 per night, children 6–15.99 years CHF 2.40 per night. ✔ Towels: A set consisting of bath towel, hand towel and washcloth can be ordered for CHF 5.00 per person. It is best to specify when booking so that we can prepare everything – spontaneous orders on site are on request. This gives you a full overview of costs and you can enjoy your stay in a relaxed manner.
