The Garden House is a restored spacious 2 bedroom former 19th century Coach house, with small lawned garden and patio, situated in the centre of an attractive rural village in the heart of the rolling North Dorset countryside. The space THE GARDEN HOUSE The Garden House is located within the village of Okeford Fitzpaine, adjacent to the owners home and is accessed off a shared drive. This comfortable two bedroom cottage offers sleeping for up to 4 guests plus one child in own travel cot. Outside there is a small private lawn garden that is securely fenced. Also a paved patio area coming from the sitting room and good sized table, chairs and BBQ. There is off road parking for 1 vehicle only and free street parking in Lower Street. THE LIVING AREA Spacious living room that also provides a seated dining area. French doors open out onto the garden/terrace. Flagstone flooring that runs throughout the ground floor and original exposed beams bring a lovely character to the room. Large wood burning log stove and underfloor heating ensures a cosy stay, even on the coldest winter day. Free wi-fi and 40 inch smart television are also provided. THE KITCHEN Well equipped kitchen/dining area with fridge freezer, slim dishwasher, microwave, Bosch washing machine, induction hob, electric oven, iron and ironing board, Lavazza small coffee machine with complimentary coffee pods and cafeteria. BATHROOM The downstairs family bathroom features separate shower, bath, toilet and sink. Fresh towels are provided and toiletries. BEDROOM 1 A bright and spacious master bedroom with King size bed, television , vaulted ceilings and original wooden beams. There are 2 velux windows make this a beautifully bright room and a further window overlooking your garden and in the distance to the left is Okeford Hill. BEDROOM 2 Spacious twin bedroom with 2 singles beds. Views from window across gardens and village and up to Okeford Hill. Airing cupboard on landing. Toilet and washbasin on landing. GARDEN With access from the living room the south facing garden has a close boarded fence 5ft high and a 5ft Gate out onto driveway. It includes a paved terrace, garden furniture, BBQ and small lawn area. Perfect for al fresco dining! Guest access Guests have private access to the whole of the house and its adjoining garden. Off road parking is offered for 1 vehicle. Additional vehicles can be parked free on the road in the village. Other things to note There is a good village shop/post office and also the local pub, The Royal Oak both within short walking distance from The Garden House. The village hall in Okeford Fitzpaine is open most Saturday mornings for breakfast serving coffees, teas and cakes. There is St Andrew’s church in the village. Sturminster Newton is the nearest town, 3 miles away. There is a childrens playground a short stroll away in Lower street which has great views over to Bulbarrow Hill.
