Alpine villa with a special flair

Very quiet location in an avenue of old chestnut trees in the spa zone of Bad Reichenhall. A house for max. 12 people with lots of charm, tradition and space. Ideal starting point for (mountain) hikes, bike rides, swimming trips, culture, skiing. Magnificent view of the two local mountains from the garden, wrap-around balcony and terrace. A house for people who love nature and mountains and value a cozy, atmospheric ambience more than perfection. The space Built in 1926, the house has a living area of around 220 m² and can accommodate up to 12 people. It is also used by our family throughout the year and is still partly furnished with heirlooms from three generations. Therefore, it has a very special private and traditional atmosphere. Sanitary facilities: 1 bathroom, 3 toilets, 1 extra shower. Five of the six bedrooms are also equipped with their own washbasin with running cold and hot water. Ground floor: On the ground floor there is a fully equipped kitchen with ceramic hob, oven, capsule coffee machine, filter coffee machine, kettle, microwave, toaster, fridge with separate freezer, washing machine, dryer, ironing board and iron, fondue pot, raclette machine, crepes maker and a kitchen balcony and direct exit to the rear garden. Furthermore, the hallway, a toilet, a dining room with a table that can be pulled out for up to 12 people and access to the large front terrace, a living room with a reading corner in the bay window and a large flat-screen TV as well as the so-called marine room equipped with a sofa bed and a sink built into a cabinet. The entire living area is separated by old sliding doors and can be opened to a spacious living area if necessary. Floor 1: Toilet, a single room with a washing cabinet, three double rooms (two of them with a sink) and a bathroom equipped with a shower and bathtub. The three double rooms all have access to the wrap-around wooden balcony with stunning views of the mountains. Attic floor: The attic consists of a third toilet, a hallway, a larger room with two single beds and a washbasin as well as a small single room with a sink and shower. For emergency occupancy, there is another sleeping option in the hallway in the so-called Bäreneck another sleeping option. For hotter days, floor fans and a mobile air conditioner (the latter for a flat-rate electricity fee) are available. In winter, only the two bedrooms can be heated in the attic, but not the hallway (with the bear corner) and the toilet, which is usable, albeit a little chilly. The house is surrounded by gravel, larger lawns are in front of and behind the house. Balcony seating and table for six people, parasols, barbecue and 2 sun loungers are provided. For children there is a paddling pool and for the youngest guests a crib and high chair. Private garage in the back of the property as well as other parking options on the gravel area in front of the house. The base price is for up to 4 people. For each additional person there is an additional 20 euros/night. Final cleaning 250 euros. Intermediate cleaning on request for a fee and by arrangement. Dogs are allowed and welcome (max. 2). There is a 10 euro fee per dog per night. Free WiFi throughout the house. Linens and towels are provided. Exclusive: Tourist tax (is levied by the city of Bad Reichenhall and is to be paid extra on arrival; it is €3.10/night for adults (born 2008 and older) and €1.55/night for young people (born 2009-2018) from 1.1.2025, children are exempt from the tourist tax. All guests receive a guest card with which they can use various offers of the city cheaper - such as the Rupertustherme - or free - including the local buses) Minimum stay 1 week. We speak German, English, French and Spanish. Other things to note The house is situated in the spa zone of Bad Reichenhall. In this respect, we kindly ask our guests to observe the midday rest from 12:30 pm to 3:00 pm and the night rest from 10:00 pm.
