Award winning Bulrush Barn is a spacious interior designed luxury one bedroom home, converted in 2018. Sleeping up to 3 in a king sized bed and single bed (plus space for a cot) or configured with 3 singles. An en-suite bathroom with walk-in shower & separate bath. Open plan living space with well equipped modern kitchen (dishwasher, washing machine, fridge/freezer), dining table (seats 4), and comfortable corner sofa with a cosy log burner. Private garden with a romantic *wood-fired hot tub. The space *** Cornwall Tourism Awards Self Catering Accommodation of the Year Silver winners.*** Traditional barn conversion with beams, log burner, bare stone walls, stunning views and a large fenced private garden, this is a great Cornwall getaway. Situated in over 40 acres of grounds located in the stunning rural Tamar Valley with river frontage, a tennis court, games rooms, woodland, orchard and Salt Marsh Nature Reserve. The romantic wood-fired hot tub is privately located just outside your back door in your large private securely fenced garden with complimentary logs provided for the hot tub stove (if you need more, these are available from the honesty shop). The garden also has al-fresco dining with a BBQ. Guests have full access to all of the shared amenities at Lower Marsh Farm including tennis court, orchard, basketball hoop, woodland, nature reserve and private shingle beach. Also we are Cornwall Wildlife Trust Members which gives you access to their wildlife education sessions for children which include mini-beast safaris, rock pooling events and bird box making. You can also purchase discounted tickets for the Lost Gardens of Heligan. Children and babies are welcome and we have a cot, high chair, baby bath and many other useful items available by prior arrangement. We have ample parking and storage areas for bikes and surf boards. Dogs are also very welcome. Your garden is securely fenced and there are plenty of walks straight from your front door (and a hose pipe for washing them down if needed!). There is free roaming poultry at the farm so your dog needs to be kept under control around these and if you allow your dog on your bed, please bring blankets to protect the bed linen. We would prefer you do not leave your dog in the property un-attended for long periods (many dogs find this quite stressful when away from their home, especially if the noises from the wildlife and poultry are new to them). If you plan excursions where it would be easier not to take the dog, there is doggy day care available in the village (with Val Brown at Grove Nurseries). Please note that if you choose to leave your dog alone and they are continually barking, we are likely to call you and request that you return to care for your pet. After a day of exploring, relax with a drink in front of the roaring log burner – you are welcome to use wood from our wood store. There are so many things to do here and out and about, but for any rainy days, the barn comes complete with large flat screen television, DVD player, selection of DVDs, books and board games. You also have access to the games room where we have table tennis and plenty of toys and games for the little ones. There are a number of bookable experiences and treats here at Lower Marsh Farm including private wild food foraging workshops, stand-up paddle boarding tuition, wine or gin tasting evenings, spa treatments, afternoon tea, suppers and more. - First floor entrance to the accommodation which comprises an open plan with kitchen, dining area, sitting room area, wood burner. - Sleeps 2 - 3 people, 1 bedroom with king sized bed and single bed. En-suite bathroom with shower and bath. Plus space for a baby's cot. - Ample off street parking. - EV charger available at the farm (request a tag when booking and you will be charged for the amount of electricity used at the end of your stay). - Fully Fitted Kitchen with full self catering facilities including a good sized fridge / freezer, dish washer and washing machine. - Wood burner. - Free Wi-Fi. - Large flat-screen Television and DVD Player. - External and internal doors are all of a standard width and height. - Kitchen work tops are of a standard height. - Luxury Egyptian Cotton bed linen, fluffy cotton towels, complementary toiletries and heating included. - This is a NO SMOKING property either in the property or in the grounds. The same applies to vaping. - Early check-in (up to 2 hours at £10 per hour) / late check-out (by 1 hour at £20) can be booked - availability will be confirmed on request. - Storage available for bikes, surf boards etc. - If you have members of your party that have accessibility requirements, we have additional ground floor accommodation available so please do contact us to discuss. DOGS Your dog is most welcome (at an extra charge of £20 per stay, up to a maximum of 2 dogs can stay). However, we have resident chickens, ducks, geese, dogs and cows so dogs need to be well behaved and kept under control at all times. If you want to bring your dog, please let us know when booking. Your large garden is fenced and there are plenty of walks straight from your front door (and a hose pipe for washing them down if needed!). We provide a dog hamper with essentials like towels and a blanket (if required, a dog bed is available). A pet sitting service is available by prior arrangement in the village. We welcome Registered Guide and Hearing Dogs, at no extra cost. Guest access Bulrush Barn and private garden, shared games room, tennis court, woodland with den and play house, orchard with hammock, salt marsh and river frontage. Please note that the 'games room' may not be available if we have a retreat running at the same time as your booking. Other things to note A variety of animals live on the farm including chickens, ducks, peacocks, cows, a dog and a cat. We are in a quiet rural location and you will need a car to get around. *Subject to staff availability we can light the hot tub so that it is warm for arrivals between 3pm and 7pm - after which the fire may have gone out but the water will be quite warm and relighting the fire will mean it was ready for use in under an hour - there is a small charge of £30 for this service.
