Description

Spacious self-contained three bed cottage with bright and airy sleeping and living spaces attached as a wing of our 16th century listed house. You will have your own private garden, set in 30 acres of mature gardens, parkland and woodland. Spectacular walks and coast nearby, with River Cottage in the town and pubs and restaurants in the surrounding area. Additional one bedroom available (sleeping 2) as well as B&B: please contact host for details. +£20 one off fee per dog. The space Battleford Hall Cottage is a spacious self-contained two bedroom cottage forming part of a wing of our 16th century listed manor house, just outside the busy market town of Axminster, and five miles from the Jurassic Coast at Lyme Regis/Charmouth. There is one large bedroom with a king size bed, a twin bedroom with two single beds, and a cot can be made available if requested at time of booking. The fully equipped kitchen with dishwasher has a large open-plan dining area, leading to the bright and airy living room with plenty of lounging space. The shower room is adjacent to the bedroom with an additional bathroom (with walk in shower and washing machine) on a lower floor. There are exposed beams throughout, with views across mature gardens, orchard and pasture with specimen trees and coppices. The main aspect is south-facing so the property is bathed in sunlight throughout the day. We welcome dog owners, but there is an additional one off charge of £20/dog/booking. See "Other things to note". Believed to have been the site of habitation since Norman times, Battleford Hall is at the end of a secluded valley some distance from the main road. The name "Battleford" comes from a series of Saxon battles in the 10th century, fought between the coast at Axmouth and along the Axe valley to where Battleford Hall now sits. Approached along a 1/2 mile private drive through parkland, the house and cottage are set in 30 acres of mature gardens, parkland and woodland, bordered by a tributary of the river Axe, with bluebells, snowdrops, wild garlic and other wildflowers depending on the season. Deer, pheasant, foxes, owls and buzzards are among the wildlife living on and around the property. The house and grounds are surrounded by mature trees and coppices, including oak of various types, sweet and horse chestnut, beech, mulberries, elms, ash, walnuts, maples, limes, hazel and various poplars and willows, as well as a wide range of conifers, including rare specimens such as dawn redwood, Japanese red cedar and cedar of Lebanon. We run the property as a sustainable smallholding, growing a wide range of vegetables and fruit (a grapevine grows up the side of the cottage, giving fruit in late summer); and keep sheep, pigs and poultry. The cottage is part of a larger wing and can accommodate up to an additional two adults by separate prior agreement. We also offer B&B by prior agreement. No parties. The property is split level, and the second bathroom and twin room is on a separate floor. Consequently, we regret that the property does not offer easy access for wheelchair users. Up to two well-behaved dogs are welcome on payment of an additional charge of £20/dog/booking. This charge will be added at the time of a confirmed booking. Please advise if you wish to bring a dog at the time of booking. Dogs must not be left unattended in the property and must be kept on a lead in the grounds. The cottage is situated on a working smallholding and so children must be supervised. Although the cottage has a fully-equipped kitchen and is therefore offered on a self-catering basis, we may be able to provide breakfast and other meals by agreement.
