Large, very light & airy, spacious bedroom

Convenient for the Northern General Hospital and Meadowhall. The hospital is just a few minutes away by car, and about a 10-15 minute walk. To get to Meadowhall, you can take a bus or cab, depending on the time of day. FlyDSA Arena is approximately 9 minutes away by car (2.25 miles). The English Institute of Sport is also near to the Arena. The Bus stop for the city centre is a few minutes away with a regular, daily bus service. The space Private, spacious, south-facing double room on the first floor. There is a solid oak double-bed with a memory foam mattress. The room has a desk and office chair. A hair-dryer is provided, as are towels. The modern bathroom has a shower, bath, toilet and wash-basin. I have my own en-suite shower room, so I never use the guest bath/shower. I only use the WC in the bathroom occasionally. The room overlooks a large garden, and has a lovely view over the valley below. There is a well-equipped, modern kitchen with microwave oven, washing machine, & gas oven. I have 2 fridges; one for guest use only, so there will be space for you to store food. There is on-road parking only, but the street is not on a main road; traffic is mainly residential. Breakfast is not provided, but you are welcome to help yourself to tea and coffee, or herbal teas. I drink soya milk, but I usually have cow's milk too. Guest access Dining kitchen, bathroom, garden. The lounge is not shared. During your stay I try and be flexible about arrival and departure times, where possible, but please let me know your requirements before you arrive. I am happy to wait for you, if you have a late flight, or give you access to the key code. Other things to note It would be really helpful to know when you expect to arrive, so that I can be home or arrange for someone else to welcome you on my behalf. If you change your expected arrival time, please let me know! Thank you so much. I don't really have any rules as such, as my guests are usually very respectful when they visit. I am not averse to guests drinking alcohol, but if a guest is drunk, and this affects their behaviour towards me, or others, then they will be asked to leave. Please be aware that there are neighbours next door, so please do not make loud phone calls from the room, especially early in the morning or during the late evening, when you can reasonably expect people to be in bed.
