Enjoy an exotic and soothing setting in this architect-designed house of more than 200 m2 located in a recent and quiet residential area. This is our main residence that we rent during our holidays. Note that our little cat named Zadig lives on site. This house has 4 beautiful bedrooms, a gym, a large living room, a beautiful terrace that calls for friendly moments with friends or family, a SPA and a swimming pool! The space The ideal place for holidays with friends and family between city and countryside in Avrillé.🌴 This architect house of more than 200m2 from May 2020 entirely on the ground floor is very bright thanks to its wide and multiple openings. This villa located in a quiet residential area (last house in the cul-de-sac) welcomes you for a relaxing holiday with all the comforts you need! Come and put your bags down and feel at home☀️🛅! Your holiday villa is composed as follows🏠: Opening the door you will be surprised by the volume! Passing the door, you arrive at a spacious entrance, with a cupboard to store your shoes and coats / jackets. A pretty console with a mirror adorns this entrance.👟🧥 You then arrive in a cozy space dedicated to the practice of music. This small space has a nice Yamaha white wooden digital piano (new December 2025), as well as a bench. You will then arrive in the pretty living room with a ceiling height of more than 4 m which undeniably gives all the character to this open plan room which is more than 90m2. Air conditioning installed in April 2026. Here, you will find the living room with its 164-cm smart TV, a beautiful panoramic fireplace, and two white leather sofas for lounging (two new three-seater sofas as of February 2026). The dining room for 8 people invites sharing. You will also find a fully equipped kitchen: wine glasses, cocktail glasses, champagne glasses, induction cooktop, integrated hood, American fridge with ice cubes/crushed ice, microwave, wine cellar, central island, dishwasher, oven, Magimix blender, Ninja Airfryer (a 6.2-liter drawer, new February 2026), a new Philipps coffee machine (July 2025) allowing you to make more than 20 coffee-based drinks, Nespresso (from 2024), Smeg toaster and Smeg kettle from July 2024, classic coffee maker with filters, waffle maker, Thermomix TM6 + 2nd friend cooking base, raclette machine, pierrade, rice cooker, Chinese fondue, yogurt maker, Dyson vacuum cleaner (new July 2025), Vorwerk Kobold vacuum cleaner/mop)... Also a central island for 4 people to dine in small groups, make the children have lunch or have a drink🥂! From the kitchen, you have access to the laundry room 🧺 with washing machine and dryer, steam station / ironing board, clothes drying rack, and sewing machine. Additional refrigerator. On the entrance side, you access a 1st bedroom of 13m2 with a double bed of 140 cm with storage closet, desk area, library with adult books and a TV. Room NOT air-conditioned. Ceiling fan and floor-standing fan. By leaving the doors open, you can enjoy the coolness of the main room. You will also find the games room 🧩🎯 or 2nd bedroom😉, 14m2 with a BZ convertible into a 140 bed, connected TV also overlooking the patio and its wooden terrace via a galandage bay. This room also has a storage closet for your belongings. Plenty of children's games available, as well as two lovely bookcases full of children's books and board games for playing with family or friends.🎲 Room NOT air-conditioned, floor-standing fan available. By leaving the doors open, you can enjoy the coolness of the main room. Adjoining these two bedrooms you will find a 🚿spacious bathroom with walk-in shower, bathtub and two vanities. As well as a separate toilet with hand washbasin (toilet renovated and tiled in June 2025).🚽 At the back of the house, a 16m2 master suite refurbished in early July 2024, with a 160 cm bed (new Emma hybrid mattress, June 2024) The bedroom opens directly to the large outdoor terrace and especially to the SPA and pool via a 2 meter sliding bay. Air-conditioned bedroom in April 2026. Also at the back of the house, there is another 20-m² bedroom, renovated in January 2024, with a 140-cm double bed (new Emma Classic mattress, December 2025), a TV, and a 2-meter bay window. This bedroom will be equipped with air conditioning in April 2026. Terrace built in April 2026 facing the bay from the room, as well as the furnishing of the room with a garden sofa and plants. Air conditioning installed in April 2026. Adjoining these two bedrooms, a 2nd bathroom 🚿 with Italian shower and double vanities. As well as a separate toilet with a sink (toilet currently being renovated following the installation of air conditioning in the master bedroom; work in progress at the moment).🚽 From the living room, if you feel the soul of an athlete or just want to talk to yourself, the gym 💪🏻🏋️‍♀️ is for you! It consists of an elliptical bike, a classic bike, a treadmill (new May 2025), a press, a wall bar, a weight bench, ab machines, 3 steps and various accessories such as dumbbells, resistance bands, pliobox... you also have a TV to pass the time during your exercises! This room opens to the patio with relaxation area on a wooden terrace via a galandage bay. The famous 16m2 Patio is a real relaxation area with a professional foosball, a sofa and two coffee tables. This area stays cooler in the summer and you can hear the little birds nestled in the hedge singing🪺🐦! Perfect for a quick nap or a bunch of foosball! Landscaping of the outdoor spaces (April 2026) on the patio side, with artificial turf and plants, to ensure a clean property year-round, even in rainy weather. The grounds: Totally enclosed land of 948m2 , 1.90 m fences on the garden and swimming pool side, 190m2 wooden terrace. 🏡 Tall 🚙 parking that can accommodate 2 cars in front of the garage. Otherwise, you can park in the cul-de-sac or in a free parking lot near the house facing the children's playground. Cornilleau outdoor ping-pong table (purchased in April 2026), which will be installed on the artificial turf currently under construction for April 2026, so you can always keep your feet clean. The SPA is built into the terrace. It is heated continuously to 36 degrees in summer. It is accessible winter and summer. Luminotherapie . 🧖‍♀️ To be closed as soon as use is completed to keep it warm for your next use😉. Heated swimming pool between 28 / 29 degrees 10m long x 3.60 m wide, Submerged beach for the little ones to play with 25cm of water. Pool depth of 110-165cm. 🏊 For the safety of the little ones👶🏻, we recommend closing the pool. It closes thanks to an electric shutter (radio-controlled) submerged under the beach. The pool was completely renovated and the liner changed in May 2025 for a membrane as well as the filtration system which is now fully automatic salt. Shower required before using the pool or hot tub‼️No sunscreen allowed in the hot tub or pool. Thank you for your understanding. The pool is currently heated (May 2026) until September. You can store your bikes if necessary under the patio passing through the locked gate (Key to ask beforehand).🔐 Lots of beautiful parks on the city to walk around and the kids play. 🏞️ Next to the house a playground for children. 🛝With small monkey bridge, slide, tap cul.. Not far on foot a multi-sport field too. ⛹🏽‍♂️ We are a 5 minute drive to the “Terra Botanica” Plant National Park 🍃and Aqua Vita Aquatic Complex. 🏊 The Angers ice rink, recent ice Park ⛸️ is accessible by car or tram (tram 10 min walk from the house). Bus 🚎 at the end of the street 2 minutes walk. Downtown Angers with its castle🏰, restaurants🧑‍🍳, museums, theater ... 15 min by car / tram. The tram 🚃 is a 10 min walk. All amenities 🛍️🏪 are in the town, all types of local shops are present, bakeries, pharmacy, dry cleaner, doctors, butcher, restaurants, stores, Auchan, Netto, Carrefour Market (open on Sunday morning), sports complexes, the ⛳️🏌️Avrillé golf course, the equestrian center 🐎🐴 the skatepark 🛹 of the town open at the beginning of July 2024, parks with playgrounds, wine cellars🍷, vnb... but also Giffard liqueur house, we are also not far from the Cointreau Museum, the Blue Mine, 🐒🐘 the Doué Zoo, the La Flèche Zoo, the beautiful Château d'Angers🏰, or a day at the Puy du Fou, visits to the castles of the Loire Valley or the troglodyte cellars, the vineyards, the Cadre Noir de Saumur... a multitude of activities await you and to do so, I have prepared a guide 📖 that awaits you at home with the must-sees of the region, market days, restaurants🍽️... 10 min from the large Atoll shopping area if you feel like going shopping or the Auchan Espace Anjou and its large shopping mall! 🛍️ Unless you prefer the charm of the city center and its small cobblestone streets 😊.
