Rose Barn is a stylish, luxury cottage with a Hot Tub for your exclusive use. The property's renovation combines period charm with contemporary open plan living. Just 15 mins from Ullswater, this is an ideal base for exploring the Lake District, Eden Valley or simply taking a break from everyday life. Guests benefit from fast broadband, 43” Smart TV and a range of modern appliances to make you feel at home. Our village has an award winning gastro pub, the George & Dragon, just across the road. The space Rose Barn is located on a 17th Century Farmstead within a private courtyard. It benefits from private parking and full central heating. The soft furnishings have been chosen carefully, the bedding and towels which are from Bedeck, provide a real sense of style and comfort for our guests. ON THE GROUND FLOOR The open plan Kitchen / Dinning area provides comfortable seating for six adults and easy access to the modern kitchen appliances. Guests have use of a microwave, 4 slice toaster, digital radio, blender, kettle, gas hob and electric oven with extractor unit. There is a large built in Fridge /Freezer and Dishwasher. The well-stocked cupboards include white porcelain crockery and serving dishes, hand painted mugs, wine glasses, pots and pans. The Welcome Hamper provides guests with luxury tea bags, coffee, organic milk & butter, homemade jam and a loaf of bread. Also provided is a dishwasher / cleaning pack. The Welcome to Rose Barn Handbook provides guests with all the information they need to feel right at home. In the lounge area a 43'' Samsung Smart U-HD TV is wall mounted for those seeking to enjoy a quiet night in with all usual streaming options from a 4k TV. There is a three seater sofa, two large arm chairs and a large matching leather foot rest for your relaxation. A modern flame effect electric fire and warm country tartan curtains add to the cosy experience. At the rear of the property on the ground floor there is a separate utility area with a washing machine and separate condenser tumble dryer. There is a cleaning cupboard for guests to access. This contains a free large, party size barbecue alongside cooking tools. The cupboard holds a sun parasol, iron and ironing board, cordless vacuum cleaner as well as a range of cleaning equipment and products. In the corner of the utility area, near the cloakroom area, there is a downstairs toilet. There is another large Belfast sink that has storage underneath. IN THE GARDEN The hot tub is available for your private use during your stay. The water is changed for each new set of guests and takes a few hours to reach the recommended temperature of 38’. The water is tested early each morning to ensure it is kept clean and safe for guests. Guests are asked to provide their own robes and footwear. We provide complimentary large, colourful hot tub towels. The white Bedeck towels are for use indoors only. There is a large picnic table also holds the sun parasol. The built in Barbecue is a great location to site the disposable barbecue provided by the hosts. The external hot and cold water taps are useful for washing off excessive mud from boots following hill walking adventures. Exterior lighting means you can enjoy the outdoors after the sun has set. UPSTAIRS The open plan, U shaped stair case, is a key feature of the property. The large landing area at the top gives guests a good view of the large barn window and an opportunity to reflect on the property’s historical function. The three bedrooms and bathroom are located on the first floor, and provide all guests need for a great night's sleep. Each bedroom has lamps for subtle lighting and velux style windows. The Master Bedroom contains a king sized bed, built in wardrobe, freestanding dressing table, two bedside tables and two chairs. The Double Bedroom contains a bedside table, a large set of 4 drawers and several clothes hanging hooks. The Single / Twin Room contains a single bed and an optional pull out trundle bed. This can be kept at a low height for young children or raised onto legs to the same height as the single. There is a corner wardrobe and bedside table. The tastefully decorated bathroom features both a shower and bath as well as a heated towel rail. The property is subject to a deep clean by a professional cleaning contractor between bookings. The hot tub water is replaced for each new booking and the water is tested daily in compliance with the British Standard for Hot Tubs & Spas. Guest access The property is exclusively for use of the guests. The owners live next door Other things to note Guests Please Note - Bookings normally begin and end on Fridays or Mondays, as these are our pre-arranged changeover days. If you require different dates please contact the hosts with your request as special arrangements can often be made. If your chosen dates appear unavailable try searching with a Friday or Monday start. We have a ground floor property, (Lilac Barn) in the same courtyard that is dog friendly, has lockable cycle storage and has a wide range of accessibility features including ramp access, wide doors and wet room.
