Remodeled in 2018. Two story with wood beam ceilings, gas fireplace, and comfy beds. New roof, exterior paint and beautiful paver driveway done fall of 2023. 2 miles to Heavenly, 3 miles to nightlife/casinos, and 1.5 to the lake. Bijou park and meadow trails are right next to the neighborhood. Trails go everywhere and strolls through the meadow are great for all. The house is in a quiet neighborhood surrounded by woods, meadows, a regional park, and bike trails right behind house. The space Newly remodeled interior. Home has a King bedroom on the top floor with a bathroom. There is a large great room living/dining area with two more bedrooms and a bath downstairs. The house is very comfortable for up to six adults. In addition, up to five children under 13 are allowed. Another entry door from the carport leads to the laundry room where the washer & dryer are available for your use. In Summer, there is table and four chairs in the back yard. The winter weather can leave large amounts of snow and ice- be careful and watch for it. There is a 46" smart TV in the living area and books, games, and puzzles for your enjoyment. The kitchen is stocked with basics (dishes, spices, coffee maker, etc) and there is a dishwasher for your use. We provide linens, cleaning products, and towels for six persons (not beach towels- bring your own please). The house has Hi-Speed WIFI and the code is in the guest binder. A gas barbecue is on the back / side deck for your enjoyment as well. Guest access There is a Internet-enabled electronic deadbolt on the front door for use with your self-check in code. All this information is located in the guest resources section after you have confirmed your reservation. Other things to note RULES AND PROCEDURES Welcome to “That 70's Chalet” vacation home at South Lake Tahoe. As with any household, there are a few rules and procedures that will make your stay more comfortable and ensure the comfort of future guests. Please read them carefully and communicate them to your entire party. UPON ARRIVAL – STANDARD CHECK IN TIME IS 4PM & CHECKOUT IS 11AM. ENTRY: We have a combination deadbolt on the front door. We will send you your unique lock code and instructions two days or sooner before your check-in date. To unlock, enter your code and then the white Lockstate button once to open. To lock, push the Lockstate button and wait for it to unlock. Push the buttons firmly and slowly. Please call 911 if you have any emergencies. Call or text us for any questions or problems, or if you feel anything is amiss- REALLY… please do! OCCUPANCY & PARKING: The City of South Lake allows up to six adults with up to five children under 13. A maximum of three vehicles on the driveway including the carport for a total parking of three. According to the City of South Lake Tahoe, you MAY NOT park anywhere else on the property! Violations of these permit numbers can invalidate your stay and you can be fined by the City. Parties with outside guests or “events” are NOT allowed and ANY fines by the City WILL BE charged to you in addition to forfeiture of your deposit AND your remaining stay without refunds of any kind. *SUMMER WARNING* Between the months of April and August the pine forest is reproducing. Heavy pollen, tree sap, and pinecones can fall. Your car will actually be covered in pollen in as little as 30 minutes in May! Tree sap actually spills out the bottom of the trees and forms child/pet traps- please keep your kids and pets out of these. Some of the pine cones at this time of year can actually break your car windshield when they fall. There should be a broom in the carport or side deck to sweep off the deck and walks. Be careful to not track sap into the home on your shoes as it may incur additional cleaning charges. Sap will also get between your pet’s paw pads and impact their paws with rocks. *WINTER WARNING* Snow shovels are kept in the carport for you to use as needed. There is no easy way to deal with snow and we cannot be held responsible for driveway clearing when all your vehicles are parked there. The City’s snow removal equipment will be clearing the streets during and after snow storms, and they will tow your car AND fine you over $200 if they decide your parked car impedes their process. The city plow will also usually mess up the driveway bottom and form a berm. ***There is a required City of SLT Good Neighbor Contract I have to send you to sign- Verbiage Below): Welcome to the City of South Lake Tahoe, and thank you for choosing to vacation here. While enjoying your time, we would like to remind you of some important community expectations and rules for guests staying in our neighborhoods outside of the Tourist Core. We believe that you, your family, and friends can have an amazing vacation while still being respectful and considerate to the neighbors around you. AGREEMENT 1. Conditions of Operation. The property manager has reviewed the following conditions of operation for (property address) with me, and I acknowledge these rules and agree to abide by them during my stay. a. The maximum occupancy of this property at all times, 24 hours a day, is six persons AND Up to five children aged 13 and under do not count towards this occupancy limit. b. Weddings, receptions, and commercial events are prohibited. c. No use of outdoor spas or hot tubs is allowed after 10pm or before 8am. d. No outdoor amplified music, speakers, or other noise-generating equipment is allowed after 10pm or before 8am. e. Parking is prohibited on unpaved surfaces or on neighboring private property without permission. f. Parking of commercial vehicles on the property is prohibited, except temporarily for durations of less than 4 hours. g. Camping and sleeping in tents, travel trailers, campers, or recreational vehicles is prohibited. h. Trash and recycling shall not be left or stored outside except in a container (trash can) within a bear box or in an animal-resistant cart provided for use by South Tahoe Refuse. i. Trash day is every Tuesday: All trash shall be stored in the bear box and will be collected from the bear box by South Tahoe Refuse on trash day. 2. Violations. Violations of any of these conditions of operation are subject to citations and fines starting at $1,500 per violation may be issued to both me and to the property owner. ************************************************* BOAT TRAILER - Your boat trailer is welcome in the driveway if it fits- please be aware that Tahoe has an inspection program and will require the inspection and sticker before you can even pay to launch. Boat and personal watercraft rentals are also available at the marina at the end of Ski Run Blvd. SKI/SNOWBOARD/SNOW EQUIPMENT - can be stored in the garage/carport or outside deck and NOT in the house. Also, please remove all wet gear, boots, shoes, or equipment before entering the house. ABSOLUTELY NO SMOKING ON THE PREMISES - This is a strict No SMOKING home including the garage/carport and deck- owners are allergic to smoke. If you must smoke, please take a walk off the property and remember butts on the ground is littering and can be a fire hazard- also finable by the City. QUITE TIME - Please respect our neighbors and neighborhood - quiet hours after 9PM. If we are notified by authorities or neighbors of a fine or complaints, your occupancy will immediately terminate without refund and you will still be responsible for any fines. HEATER - The main heater is a gas forced-air furnace located in the attic. Heating control can be adjusted as desired using the up and down arrows on the thermostat on the wall opposite the kitchen at the beginning of the hall. PLEASE adjust to the temp you want. Making the thermostat temp 80 WILL NOT ever heat ANY house any faster- that’s not how it works. Please also do not attempt to reprogram the thermostat and DO NOT turn the unit off. There is no Air Conditioning as Tahoe seldom needs it. If it is too hot to sleep, try the draft method by opening windows upstairs and down to clear out the hot air. The fan in the upstairs bedroom will help in the summer. We leave the ceiling fan in the main living area on low in the winter as it helps balance the temps from upstirs to down. FIREPLACE – For your comfort and enjoyment there is a sealed gas fireplace available in the winter. The on/off/timer buttons are on the wall by the light switch to the left of the mantle. There is a pilot flame that will not go off. Please DO NOT touch ANY other switch or control anywhere on the fireplace unit! Candles or open flames are NOT allowed inside or outside the house. House and forest fires in the Tahoe basin can and do cause Billions of dollars in damage- you don't want to be on the hook for that. DISHES, UTENSILS, COOKWARE AND APPLIANCES - Please feel free to use the dishwasher. Leaving a mess will incur additional cleaning charges. Deep-frying or pan-frying with oil is NOT allowed anywhere in the house or on the decks. Please be careful frying bacon too, but who can say no to bacon? Thanks. FOOD ITEMS - Please do not leave any food out in the kitchen or outside as it may potentially attract rodents and/or bears. Feel free to use/leave non-perishables in the fridge and cabinets for our next guests. Skip the bottled water- Tahoe water quality ranked #1 suburban water in the nation and besides, plastic is evil! BATHROOMS – PLEASE do not place anything in the toilet except toilet paper! (NO FEMININE HYGIENE PRODUCTS, DISPOSABLE WIPES, OR DISPOSABLE DIAPERS). “Flushable” wipes are NOT actually flushable- they are plastic fibers and they are ruining city sewer systems across the USA! Please do not leave wet bath towels anywhere except bathroom hooks and towel racks. Not on floors, beds, or furniture- you are responsible for moisture damage. We provide an initial supply of shampoo, conditioner, lotion, and soap for your convenience. We also try to leave enough toilet paper and paper towels for most groups, but each guest's group stay is different. So, we cannot be held responsible for all of these items. Safeway is just down the street in the event you run out of something. GARBAGE - There are waste baskets located in all bathrooms and in the kitchen sink cabinet. Recyclables can be placed in the blue-topped cart in the carport. The Brown steel Bear-box enclosure next to the driveway is for trash. The city sorts the entire waste stream for recycling, but they appreciate your help in separating. Upon your departure place all garbage ONLY in the steel brown bear-box located along the driveway near the end. Trash day is on Tuesday morning - If you are there, please get as much trash out of the house and into the bear-box on Monday night! PETS POLICY – Your spayed/neutered & flea/tick treated pets are welcome at our homes. However, it is your responsibility to take the utmost care of the home. If your dog sleeps on the bed with you, please remove the comforter and instead use one of the “Dog” blankets or throws found in the bedroom closet or living room. **Note: these blankets ARE NOT washed after each stay. If your pet sits with you on your couch at home, please use one of the dog blankets or throws to protect the couch. And so forth… You will be held responsible for any and all damage caused to the home by you, your children, or your pets, including gum, sap, stains, chewing, scratching, digging, etc. Damage will be documented and charged to the deposit or credit card on file. BEDDING, LINENS AND TOWELS. DO NOT use house towels outside of the house including the beach. Please bring or purchase your own beach towels. DO NOT use bath towels to clean messes. Especially DO NOT use our regular towels to remove your make-up! There is a special towel just for that in the bathroom. There is enough bedding and linens for each bed. There is one set of towels for each guest through the duration of your stay. DO NOT attempt to wash comforters or blankets in our machine. If soiled – please notify us and the housekeeper will clean them. PHONE AND WIRELESS INTERNET. There is NO house phone. WiFi is found as the spectrum setup 18- there is more info in the binder under the TV. FOOD - You are welcome to use anything left in the cupboards, fridge, or freezer and to leave any non-perishables for our next guests. CHECK OUT - Check out time is 11 AM. Not being gone by 11am will cause our housekeepers to charge us a waiting fee and we will pass that fee along to you. Not following the check-out list, may incur extra charges from our housekeepers and those fees are passed on to you as well. SECURITY CAMERAS - Exterior only web-cams are on sight for security and safety. Tampering with web-cams will incur an automatic $150 fine and cost of repair. NOISE - ALL our surrounding neighbors have our phone numbers; PLEASE respect these rules and the neighborhood. They know they can call us when they see or hear problems with guests at ANY HOUR. ELECTRIC CARS - You may NOT charge your electric car using the house electricity - it is NOT figured into the cost of the house. There are now several charging locations around South Lake. I have automatic alerts set up with the power company’s website and I will know if you do this. FIREWORKS - EVERY type of firework available to the public is illegal in El Dorado County. If it lights on fire- it is illegal, INCLUDING Sparklers! Anything else that makes a noise or something and is left on the ground is littering- County fines start at $250. PROPANE BBQ - If you switch out the propane tank on the BBQ for the extra one in the garage/carport because you ran out- please let me know! I cannot drive from Sacramento to rescue a guest that runs out in the middle of dinner because the extra tank was left empty. Wouldn’t you hate that too? We DO want you to have a great time and 98% of the folks do! However, the AirBnB revolution has stirred up VERY strong sentiment among locals about “Old Tahoe”, neighborhood rights, and “Quite Enjoyment” of personal property. We are in the group and on the side of “good landlords” and we want to keep it that way. CITY OF SOUTH LAKE – The City of South Lake Tahoe has instituted harsh penalties for breaking their occupancy, noise and parking rules- all of which are incorporated into this site and are in the binder at the house. In the event that you are fined by the authorities because of ANY actions by ANYONE in your group or ANYONE associated with it, please be aware that minimum fines are $1000 to the guest and the owner and you will be paying BOTH of them. These rules shall be construed and enforced in accordance with the laws of the State of California and by renting from us you expressly agree to them. I know I have said these things multiple times and in multiple places and in many cases I can’t believe I actually have to say them, but every situation I mention has already happened at least once! If you noticed or are laughing about it, thank you! If you are just coming up to party and don't care about the rules, this is the wrong house to book- please rent somewhere else. Thank you! Our cell phones are in the binder at the house - CALL & TEXT US FIRST. Avoid Additional Charges: Tampering with the WiFi network, internet settings, or passwords without prior approval will result in a charge of $250. There are additional USB and HDMI ports on the side/back of the TV for your DVD or gaming use. Remember not everyone can handle technology- if you change the cables or TV input settings, change them back right when finished. Messing this up and causing me to drive from Sacramento because our housekeepers cannot figure how to undo what you did, will incur an added charge of $250. Staining (ruining) linens with make-up or cosmetic tan, or hair dyes, or acne medication, or other damage will result in charges to your deposit as follows: Blankets- $150 each Sheets- $65 each Pillow cases- $25 each Bath Towels- $25 each Hand Towels- $15 each Washcloths- $10 each Kitchen towels- $15 each Comforters- $250 each Duvet Pillows- $75 each Furniture- Replacement Cost DOGS & PETS 1. Your spayed/neutered & flea /tick treated pets are welcome at our vacation homes because we bring our dogs up too! However, it is your responsibility to take the utmost care of the home and your pets. Just because your dog is well behaved at home does NOT mean they can control themselves in another environment. Other dogs have marked in the house, and although we clean the walls and carpets thoroughly , your dog can still smell it and often cannot stop themselves from marking as well- its only nature. You will be held responsible for the carpet or extra cleaning, just like the last guest was. 2. There is a basket usually near the front door with toys and chews etc. There are “dog” towels below the laundry sink too for after walks and snow play. 3. If your dog sleeps on your bed, please remove the comforter and instead use one of the “dog” blankets or throws found in each bedroom closet and in the living room. 4. If your pet sits with you on your couch at home, please use one of the dog blankets or throws to protect the couches here so they can do that (because they will) here as well. And so forth… 5. You will be held responsible for any and all damage caused to the home by your pet, including marking, staining, chewing, scratching, digging, etc. If your pet has shedding issues (Husky owners!) and the housekeeper must charge us for additional work, the charge will be passed to you- $25 minimum. You may use the vacuum cleaner for pet fur and dander. PLEASE make sure the vacuum “tank” is empty BEFORE you start- it works WAY better that way… 6. Any additional damages will be documented and charged to, but not limited by, the deposit, the insurance, or the credit card on file according to all existing rules of VRBO, HomeAway, Vacasa, AirBnB, etc. 7. The fields near the house are great for running your dogs- **HOWEVER**, wild coyotes can surround your pet and kill it when they are too far away from your control and protection. There are stories of coyotes taking pets right off the leash- so BE AWARE around you at all times. Still do it- we do all the time…. The Coyotes are especially active at dusk and dawn times. PLEASE be careful! Shopping- Safeway is just down the way off Johnson Drive. You can ride your bike or drive. When you leave Pioneer Village, head towards the lake on Al Tahoe to a right on Johnson Drive and travel until you see Safeway on the Left. Safeway also has an inexpensive gas station in front of it. Across Johnson drive from Safeway is the Muni Golf course and the lake, of course, is right there. Holiday Market is in Myers and you can shop there before heading down Pioneer Trail to Al Tahoe. **The Alpen Sierra Coffee is fantastic- Peru Norte is my favorite.** Raley’s has a store back down at the “Y” of Hwy’s 50 & 89 as well.
