Peaceful suburban retreat

Private bedroom and bath with your own entrance. Part of larger renovated carriage house owners live in on 2 1/2 acres in the heart of the Main Line. Rustic setting with barn, gardens, and off-street parking, all a short walk from trains, shops, and restaurants. The space This bright, spacious room has a queen-sized bed with a firm mattress, sofa, coffee table, and writing alcove. There is a large wardrobe for hanging clothes and a dresser with several drawers; big south and west windows; hardwood floors; wifi (no TV); a mini-refrigerator, toaster oven, and plates, bowls, glasses, and utensils (including bottle opener), as well as an electric tea kettle and a drip coffee maker. The bathroom has a shower (no tub), soap, clean towels, and a hair dryer. There are extra pillows and blankets in the room. An iron and mini ironing board are stored in the wardrobe and can be set up on the low coffee table. If you wish to have a third person in the room, there is an additional charge of $15 per night and a single, foam mattress can be provided (know that this will make for a tight fit in the room). We ask that guests not sleep on the sofa. You have your own private entrance and free off-street parking. Please read the rest of the details in the listing so you are not surprised by anything -- our overly friendly dog, for instance, the sound the heating pipes make when they are heating up, or our commitment to conservation of natural resources. Guest access You have access to your room at all times through your private entrance with locked external door. There is a parking spot on the property—a space full of red rocks just to the left as you turn into the driveway. Please park (nose in) leaving space for two other cars. Since other people who live here use the parking area, we can accommodate only one car per booking regardless of the number of guests. Only registered/approved guests; no family, friends, or others in the room or on the property. Check-in time is 4:00 p.m. and checkout time is noon, but, depending on when previous guests plan to leave and next guests plan to arrive, we can work with your schedule, if you need to drop luggage early and/or check in early or depart late. You are welcome to wander the gardens, or sit on the long, covered porch outside your room. Our laundry facilities are not accessible to guests, but there are laundromats nearby. During your stay We are an early-to-bed, early-to-rise working couple, both academics. We live full-time in the rest of the house, sometimes work from home during the days, and generally at least one of us leaves before it is light for work, so if you are a light sleeper and wish to sleep in, bring ear plugs! We welcome guests from all walks of life, are happy to offer suggestions for where to go and what to do, but you should expect to have most of your time to yourself. You can always reach us by email, text, or phone if you have questions or problems. We will wash your dirty dishes and empty garbage cans every day, if you request this. We will also turn on the outside light for you if you do not get back before dark (the only switch is in the Airbnb room). Towels and sheets are washed once a week; more frequent washings of sheets and towels available upon request and for an additional cleaning fee. Other things to note We have two cats (who never go in the Airbnb room) and one exuberant Catahoula Leopard Hound. The dog roams the property (not the room), so be prepared for welcoming leaps and the occasional muddy paw. You may hear us come and go through the main back door, including in the early morning for work, and discern soft guitar and piano strains. Also, our work sometimes calls us to the hospital or college at unusual hours, in addition to the regular comings and goings for work. Three aspects of the room that some guests have mentioned: the mattress on the bed is very firm, the heating pipes click as they expand to pump hot water in to heat the room in the colder months, and the minifridge clicks when it goes on. I recommend that you bring earplugs if you think any of this noise might bother you. The room is not designed for children, but we will consider hosting a child if they are neat and responsible. We cannot accommodate guests' pets.
