Our charming 2 bedroom cottage is just steps from the water. Complete with private beach, great swimming, deep water docking and amazing views. Don't miss this charming lakeside retreat. Our home features an open kitchen and dining area overlooking the water. Complete with living room and fireplace this cottage is a terrific way to get away from it all. Perfect for families, couples or solo adventurers who want to relax at the lake. The space When we first saw this space it was immediately clear it was the charming lake house we were looking for. Originally a single room cottage, likely built in the early 1950's, the house has seen many improvements over the past 60+ years, growing into the amazing place it is today. Owned by the same family for over 50 years we are excited to continue the tradition and share this special space with the community. It's a classic lake house / cottage in every sense with pine floors, simple decor and a picturesque location. We completed our updates to the space over the first two winters, focusing on balancing the original intent but incorporating a few touches we wanted. (Fridge, microwave, updated bathroom, etc.) This is not a modern home, but a simple cottage looking to continue its rich history of making great memories on the big lake. Guest access Guest are welcomed and encouraged to take advantage of the entire house. However, please respect the closets & garage which are locked. We keep a some personal affects at the property for when we are in town. This is our summer home, not a vacation rental, so we kindly ask guests to treat it with care :-) Other things to note 2024 Season: Please note our neighbors are finalizing their new home next door. (Very excited/happy for them & it looks great) While no direct impact on our property, we wanted our potential guests to be aware in case you are sensitive to this type of noise / activity. General Good Neighbor / Lake Etiquette: For guests new to the area or Lake Winnipesaukee, we kindly ask you to observe the following: PWC / Jet Ski & Boat Operators: Please always leave and arrive at the dock at no wake speed to avoid danger & disturbance to others. With many swimmers and wildlife in the water, it’s important to effectively “leave no trace” Respect neighboring property: Like our own home, we ask you to please respect the private property of others. This includes no illegal parking on the road to our home, no turning around in neighboring driveways (just back-up), and no general trespassing and/or accessing docks, lawns, driveways, etc. Noise Pollution: At the lake noise carries easily and can unintentionally be a disturbance to others or negatively impact wildlife. Please avoid loud music or external speakers, and always observe quiet hours. Tranquility: The area on Winnipesaukee in which our home is located is quiet and reserved in nature, something which we value and want to maintain and are sharing here. We kindly ask you to respect and maintain the vibe we have, it’s both special and unique today and we don’t want to lose it. Linens: Home will come equipped with basic towels and linens for the beds. (Of course, please feel free to bring your own sheets, towels and pillows if you prefer something specific.) House will also have beach towels, but we would suggest bringing some extras depending your expected amount of use. No Pets / No Smoking: Our home is both pet free and smoke free - including the house and property. All cigarettes, pipes, cigars, e-cigarettes / devices, snuff, or chewing tobacco, etc. and all animals, including “day visitors” are not permitted. You'll be charged an additional cleaning fee should these house rules be broken. Trash: Blue recycling bins for separating glass, aluminum & metal cans are in the small storage bump-out next to the chimney. General trash should be placed in the cans beside the house in the same area. Please remember to close the lids tightly and secure the straps; otherwise you'll likely find some unexpected friends. :-) Septic: Lake Winnipesaukee is a delicate ecosystem and this home is less than 20ft from the water. Guests need to remember our property has a private, not public septic system. Please do not flush ANYTHING other than "1" or "2" & septic friendly provided toilet paper, down the toilet. The kitchen sink is similar, please do not put food, grease, cooking oil down the drain. The septic is inspected regularly & $300 pump-out fee will be assessed if foreign objects are found. Exterior Security Camera: Per AirBnB's updated guidelines, we would like to note there is an alarm system, which includes a security camera within our garage. (This is not a guest accessible area.)
