OPTION OF 1 OTHER BEDROOM AND DEDICATED BATHROOM on the 1st floor for the SOLE USE of the booking group only & INCLUDED IN THE BOOKING PRICE Only one group per visit, if the extra rooms are not needed they remain empty. The ground floor kitchen/dining area, lounge, conservatory & garden can be available. Fibre WIFI, SkyQ, Netflix Parking on the private drive outside The space You book the private & entire, spacious, top floor flat. With options for extra bedroom and bathroom and use of ground floor. Access is via the main house, stairs to first floor, then private doorway to second staircase and top floor. The flat is spacious, private with 3 rooms, Inc a fitted kitchen with microwave, fridge/freezer & portable single induction hob / airfryer. . Modern ensuite. Bedroom / lounge with SuperKing bed, sofa / seating, table, storage and Sky q / Netflix TV - Fibre Broadband. Accommodation is for 1 - 3 in the flat with additional 1 bedroom and bathroom available on the first floor - for the same group. I only have one guest group to say at any one time. A twin sofa bed is also available in the flat kitchen (more useful for young children). So a guest group may exceed 3 if needed. The flat is large, bright with additional 4 Velux windows, 2 of which are electric. Other rooms and facilities are available on the ground floor. This is a peaceful, private house which welcomes guests and families and is not suited to those who for example want to 'party' to go wild at the Porthcawl Elvis weekend, Oasis or similar. I am pet friendly subject to their suitability. Parking is outside in the private driveway, Guest access The top floor studio flat is a private and secure large living area. It can take 3 Guests with use of the sofa bed but a booking secures 1 bedroom and bathroom on the first floor which remain empty if you do not require them. Access also included to the large ground floor kitchen, utility room, lounge, conservatory, garden and integrated garage (bike/surf board storage) - with roller shutter door. Private drive and parking right outside the front door. Full alarm system with Visual Web Cam on parking area. During your stay I am a 5 Star Superhost who also uses Airbnb as a traveler on a national and international basis. You space is a private flat but you may use the house and facilities too. I am easy going host who strikes the right balance and ensures and respects others privacy With extensive local knowledge and contacts, I can help with, for example, horse riding, walks, trips, golf, sporting events, taxi/minibus travel etc. There is an independent alarm system for guests use and security. Other things to note Quiet neighbourhood, leafy estate nearby shops pub, expansive playing fields and woodland, town centre in walking distance. Easy access to all roads, buses, trains etc. Heritage Coast, Beacons, Swansea & Cardiff nearby. Private parking on the drive, use of the garage for bikes etc., lovely walks and nearby cycle track path. Pet friendly but Pets that bark/chew/whine or misbehave or have a health condition are not welcome. There is a Springer Spaniel dog here Burt - he does not go on furniture, non barker - well trained and a joy. He mixes well with guests pets, Burt does not go above the ground floor. I do not allow instant booking nor quick change overs. Guests may of course have friends to visit by prior agreement.
