Lovely two-bedroom, one bathroom unit, ground floor, whole private apartment. Amazing location just a short distance to the CBD. The space THE COMPLEX This apartment is located at 194 Grafton Street, close to Cairns City, in a small complex of four units – all managed by us. We have been renovating and upgrading over the years. While this is a work in progress, we are offering good quality accommodation at a budget price. We have put lots of photos on this listing so you can see the property internally and externally - it is a great, affordable property in an even better location, and an easy walk into town and the Esplanade. CHECKING IN & CHECKING OUT Check-in time – 2pm Checkout time – 10am Our priority is to provide a clean and comfortable property for our guests to stay. A thorough clean is performed between guests, and to maintain the standard we need to have the checkout time at 10am and the check-in time as 2pm. We provide self check-in with a lockbox onsite – meaning you can arrive at any time and we do not live onsite or meet you at check-in/checkout time. We are never far away though and always contactable via the Airbnb messenger service for your stay. Details of the property and how to access the lock box will be sent to you on the day of your arrival after 10am. You will be provided with two sets of keys for you to use during your stay, one key is for the front gate and the second key is for the locks at the apartment. Fees will apply if both keys are not returned at the end of the stay. *As we are just an apartment, we do not have luggage storage facilities available. There are lockers and companies nearby who can assist with this service if required. COMMUNICATION As we do provide self check-in and checkout, we do require good communication with guests on the Airbnb messenger app before and during the stay. Please ensure you have the app downloaded to make communication a breeze. It will also mean you can contact me quickly if needed during your stay. WHAT IS INSIDE THE UNIT This is a spacious two-bedroom unit. We have put lots of photos on so you can see the property internally and externally. The whole apartment is yours for private use during your stay – no shared amenities. The unit is fully tiled throughout and recently upgraded. The kitchen has lots of bench and cupboard space, as well as a large fridge/freezer and gas cooking. We do provide a washing machine but no electric clothes dryer. There is a drying rack inside the apartment with some laundry powder to get you started. There are shared external washing lines as well if you need some sun drying power! We do not list an iron as an amenity provided for this apartment. The kitchen has all the basics down to the wine glasses! In the fridge you will find items such as tea, coffee, milk and variety of jams, peanut butter and of course the all Australian VEGEMITE! There is tomato sauce, salt and pepper as well as oil. Best of all we also leave you a packet of our famous Australian chocolate TimTam biscuits. We do also provide additional extra essentials to get you started for your stay such as some toilet paper, paper towels, aluminium foil, plastic wrap etc. We do not provide breakfast within the booking. *Please note, all the items we provide in the apartment such as toiler paper, shampoo, washing up liquid etc is there to get guests started for their stay. These items are not replenished throughout your stay. There are two bedrooms within the apartment. The smaller room has a double bed and the larger bedroom has a queen size bed, plus a single bed. This provides beds for FIVE people comfortably (*Please note 5 guests is our maximum number of guests for this apartment, INCLUDING INFANTS). Both bedrooms have a ceiling fan – perfect for circulating the air and keeping you cool in our hot summer. To keep cool, we have upgraded the air conditioner to one large split system in the living room. This large system cools down the property effectively and efficiently. Part of offering affordable accommodation is asking our guests to turn off the air conditioners when they aren’t home. There are NO air conditioners in the bedrooms. We provide a bath towel for each guest staying, but no pool towels. Even in the winter, our minimum temperature rarely dips below 20 degrees. We provide a flat sheet and duvet cover to the beds. WE DO NOT PROVIDE BLANKETS – keeping cool is our problem, not keeping warm! There is one bathroom within the unit with a vanity, toilet, shower and hair dryer provided. In the shower you will find shampoo, conditioner, and shower gel. There is hand wash at both the kitchen and vanity. There is also a hair dryer. We have smart TV in the apartment with free to air channels and the ability for you to use your streaming services. We also have free, unlimited WiFi at the property. **While we provide unlimited WIFI, this is for domestic use only and we cannot guarantee it will be sufficient for work purposes, or specific/highspeed downloading or uploading. Please bear in mind we are considered a regional area still in Cairns and the speed, and sometimes the WiFi can behave as such. NBN is being installed and upgraded around the city still, and the speed may not always be to a high standard you would expect in a major city. There is a small area with two chairs and table to sit at the front of the apartment. Smoking is allowed on this balcony, however please ensure windows and doors are shut, and an ash tray used. Smoking inside is strictly prohibited. We ask guests to dispose of cigarette butts during and at the end of your stay. PARKING At the front of our building there is a large open area with availability for three cars to park. These are not marked and are available for any of our guests to use during their stay. This is free and untimed. There is also plenty of parking on the street right outside the complex. This is free and untimed. Cairns is still a large Country town in many respects. Fortunately, there is only timed and paid for parking right in the middle of the City (usually free parking on Sunday but please check the meters). GETTING AROUND & WHAT TO DO The Airport is approximately 10 minutes’ drive away. You can take a taxi which will cost approximately $25 depending on the time of day and traffic conditions. We also have Uber which may cost less and the pick-up point is easy to locate at our airport. The location of our Grafton Street property is great as the City Centre, Esplanade, shops, and restaurants are not far away. Grafton Street is one of the inner-City streets of Cairns and you will find just about everything you need within an easy walk. Grafton Street runs parallel to the Esplanade so you can be walking along to the foreshore within a few minutes. There are lots of take away restaurants, a gym and there is even a small supermarket close by. The major supermarket, Woolworths is closer into the middle of the City but still a walk away or short taxi ride. The walk into the Centre of the City will depend on your level of fitness and speed you walk. It will take anywhere between 10 – 30 minutes to get right into the middle of the City. The reef tours all depart from the Pier, which is easy to get to. We have a bus service around Cairns but it is quite limited. Please look up Sun Bus Cairns to check the timetable and to plan any trips may you wish to take. We are spoilt in Cairns with an amazingly high quality of restaurants, bars and cafes. From diving to the Great Barrier Reef, to the award-winning Sky Rail up to Kuranda, to snorkeling at Fitzroy Island, a Day trip up to the oldest Rainforest in the world, or just having a swim at the Lagoon. PET FRIENDLY – WHAT DOES THIS MEAN We do allow pets at our property however they do need to be approved by us before staying as there are Council restrictions in place. We do have rules in place for people travelling with a pet – and a pet needs to be approved to stay, so please ensure you contact us about this PRIOR to booking. This apartment is suitable only short term for a dog, as there is no outdoor yard area for the units. We do charge $35 extra cleaning fee when staying with pets. There is no sharing of facilities inside the apartment. We provide self check-in details on the day of arrival. Other things to note HOUSE RULES & ADDITIONAL INFORMATION +Unlike a hotel environment, we do not provide daily cleaning or housekeeping service. Similarly, we do not top up self-containing items during you stay such as washing powder, toilet rolls etc. We just leave a small selection to get you started. +Towels and bedding are provided for the number of guests booked, so please ensure you inform us on the number of guests staying and configuration required. Infants do count as a guest in our apartments. +STRICTLY NO SMOKING/VAPING inside the units – smoking is permitted outside but please be mindful of other guests sharing the space and close doors/windows to avoid smoke going into the property. Ensure the cigarette ends are extinguished thoroughly and disposed of responsibly. Large fees will be enforced for those smoking inside our apartments for chemical cleaning of walls, curtains, and air conditioners for the comfort of our future guests. +Please turn OFF the air conditioning & lights when you are not at the property. +This is residential complex. We ask our guests to respect the other residents by keeping noise to a minimum after 9pm. Parties and loud music is forbidden and those who don't adhere to this rule will be reported to Airbnb and their stay requested to be cancelled. If there is an issue with another guest/neighbour being too noisy, it is important we are informed immediately. We will do our best to resolve the issue quickly – even if it is late at night. +There is a cleaning fee charged on each booking, which is included in the total before you book. This is to have the apartment cleaned and serviced prior to the next guests, as well as having the linen professionally cleaned. +We do ask our guests to please dispose of all rubbish in the apartment during their stay, including emptying the bins prior to your departure – we provide extra bin liners for guests. All dishes are to be washed, dried and put away. +If there is any maintenance noted, or if an item is accidentally broken, please always feel free to let us know so we can repair or replace it. We are happy to do any maintenance during your stay or add it to the list for when you vacate – whatever you would prefer & depending on the urgency. +Approval for pets is essential before booking so we can send through our pet rules and ensure it is the best property for your stay if you do have a pet. +Guests receive two sets of keys on arrival. Charges up to $300 can be incurred if all keys are not returned at the end of the stay. This is for the security of our future guests as locks may need to be changed. +Crime is on the rise in Cairns, and we request all guests to ensure security screen doors are always locked with a KEY (not just finger latched) during their whole stay. Please ensure you remove items from your cars and ensure you lock up sufficiently to deter opportunistic thieves.
