The Coach House is set in the grounds of Grade II listed Erlands House, on the edge of the pretty village of Crondall. Peaceful with lovely views of countryside. Only 1 hour from London - ideal for a family, friends or 2 couples. 2 king bedrooms ensuites (1 king bed can be split into 2 singles), plus single bed on landing. Open plan kitchen to vaulted reception/dining room with folding doors to sunny patio. 2 pubs, village shop and M&S food all within 1 mile walking on country footpaths. The space 1 hour from London - ideal, as so spacious, for either a few days or a long stay. Big sky views and tranquility, with no neighbours or other houses in sight, yet close to the pretty village of Crondall and the lovely market towns of Odiham and Farnham. The bedrooms, bathrooms & kitchen have been recently redecorated in contemporary muted colours. We have converted the Coach House to take advantage of the vaulted ceilings to provide airy and modern accommodation, whilst still retaining character. You enter into the spacious double height 22 ft (6.7m) reception/dining room which has a set of bifold doors that open up on to the sunny southwest facing gravel patio. Both the reception room and patio have views over the garden of the main house (see photo 3) and the fields and woods beyond. The fully equipped shaker style kitchen is also semi open-plan to the side of the reception room. Deer can often be seen in the garden and fields. The ground floor bedroom with king (5ft/150cm wide - can be split into 2 singles), ensuite (bath with full height overhead power shower) with wardrobe and interlined black out curtains, is off the side of the reception room. A vaulted staircase leads to the first floor landing with door to a slightly larger bedroom with a supreme quality king (5ft/150cm) memory foam bed, built in wardrobes and adjacent shower room (power shower within shower enclosure). The landing area outside the main bedroom also provides space for the 3ft single unrivalled Jay-Be Performance e-Fibre fold-down bed (see photos 36 and 37). This exceeds British and European durability and safety standards for regular beds; will take a guest up to 135 kg (21 stone); has a foam free mattress 10 cm longer than a standard single, and a traditional sprung slatted base. Alternatively this landing area can be used for a cot or 2ft 6'' toddler bed (available on request) for infants. Blackout interlined blinds are provided in first floor bedroom and landing windows. Both bathrooms have tiled floors, modern sanitary ware, chrome fittings, heated towel rails, and shaver sockets. The kitchen is fully equipped with integrated appliances; fridge/freezer, oven, gas hob, extractor, dishwasher, microwave, a Nespresso machine, stove top and cafetières for coffee. The washing machine/dryer is available for stays of 4 nights or more. A set of outdoor table and chairs and a pair of sun loungers are provided on the patio. The patio is screened from the main house by hedges, but left open to the southwest to best enjoy the views. The lawn beyond the patio forms part of the grounds of Erlands House. Children, under supervision, are welcome to play on the lawn. Wonderful walks and cycling, with farm shops, village pubs, gastro-pubs, and restaurants all close by. Village shop, the 2 village pubs, and the M&S are all within walking distance. Guest access Own private drive and ample parking for 3 cars. Parking is provided immediately between the entrance gates and the side of the Coach House, in front of the black weather boarding. Other things to note BOOKING Whilst all bookings will have exclusive use of the Coach House our pricing, to be competitive for all group sizes (be it a couple; a family with 1, 2 or 3 children; 2 couples; or 2 or 3 colleagues working away from home) is based on occupancy of bedrooms. The sofa isn't to be slept on. If you are a 2 guest booking wishing to share a bedroom you will be allocated the larger first floor bedroom and shower room with the ground floor bedroom and bathroom unavailable. If you are a 2 guest booking requiring 2 separate bedrooms, to take account of the other bedroom being made available, please book for 3 guests. If you are a 3, 4 or 5 guest booking requiring the king bed in the ground floor bedroom split into 2 single beds and/or the Jay-Be fold down bed on the first floor landing made up, please advise at time of booking in order that we can send you a booking amendment. Our charge for the splitting the king bed into 2 singles is £50. Similarly our charge, should you not have booked for 5 guests, for the making up of the fold down bed is also £50. Should any unauthorised guests stay, the booking guest will be responsible for the extra nightly guest fee for the entire stay, plus applicable service fees and taxes. INFANTS AND COT/TODDLER BED Please note the maximum number of infants (under 2) allowed per booking is 2, with the maximum occupancy, including infants, of 6, ordinarily 5. A travel cot or toddler bed are available on request. We charge £25 for the setting and making up the cot; £50 for the toddler bed . Please advise at time of booking in order that we can send you a booking amendment. TV 32 inch LG HD TV with Google Chromecast which allows guests to access any Streaming Platforms they subscribe to - such as Amazon Prime, Netflix, Sky Go, TNT Sports, Disney+, Apple TV, Discovery+, Spotify. etc. CAKES Home made cakes available on request. DOGS Dogs are accepted by agreement prior to booking (restricted to the ground floor reception room and kitchen only). Please message to discuss. We charge a fee of £50 per dog for a short stay - longer stays by negotiation. Providing you account that you will be bringing a dog in your booking enquiry/request the charge for 1 dog will be included in the total price of booking. For additional dogs and longer stays we will send you a booking amendment. Dogs not to be left unattended. LINEN AND LAUNDRY Professionally laundered White Company cotton bed linen and soft fluffy towels. LONGER STAYS For long term bookings (10+ nights) - To ensure that the accommodation we provide is considered both temporary short term serviced residential accommodation and high standards are maintained we require for the following services to be paid for on a weekly basis: • Cleaning at an additional cost of £50 (2 hours, doesn't include bed change). • Provision of laundered bed linen and towels for guests to change (king bed linen, 3 towels and a bath mat, £35; single bed linen and 1 towel, £20). A booking is considered as providing temporary short term serviced accommodation. As such a booking neither confirms exclusive possession nor creates the relationship of landlord and tenant. For clarity guests will not be entitled to any rights under any statutory provision including, the Rent Act 1977, any assured tenancy or assured shorthold tenancy under the Housing Act 1988, or any tenancy arising under or in terms of, or regulated by, Housing (England) Act 2004, and/or Housing (England) Act 2016, including in each case any amendment or re-enactment of any such statute for the time being in force. WASHING MACHINE/DRYER The washing machine/dryer is available for stays of 4 nights or more, but only on the basis of fair usage (should you arrive with a backlog please use the nearby laundrette). To avoid overloading, failure of the machine, and overdrying and fraying, it isn't to be used for the cleaning/drying of bed linen and towels.
