The space The property is a traditional semi‑detached house featuring a modern fitted kitchen, two reception rooms, three bedrooms, and a shared bathroom with a bath and over‑bath shower. Wi‑Fi is available throughout. Conveniently located close to local amenities and the M5 motorway, the house is just 6 miles from Birmingham City Centre, easily reached by car, bus or train. Transport links: Rowley Regis Station – 1 mile away, with free parking and a cycle hub. Langley Green Station – 0.75 miles away, with free parking Both stations offer services to Birmingham, Kidderminster, and Worcester. Sandwell & Dudley Station – 2.5 miles away, providing direct trains to Wolverhampton, Birmingham New Street, Birmingham Airport, NEC, Coventry, and London, with ample free parking. Key locations such as Birmingham University (Edgbaston), Sandwell Hospital, City Hospital, and Queen Elizabeth Hospital are all within a 20–30 minute drive. Guest access Guests have access to their own private room, equipped with a TV, kettle, tea/coffee-making facilities, and a large desk ideal for remote working. A cool box can be provided on request. Shared spaces include the bathroom/WC, kitchen, and the rear garden with a patio and seating area. A hot tub is available for an additional fee (£45 for up to 3 hours). Please request use at least 24 hours in advance to allow time for heating. The hot tub features 4 seats plus 1 lounger, mood lighting, two jet systems, and Bluetooth speakers for music. During your stay I am happy to interact with guests as I live in the property. If you need to contact me during your stay, I will either be home or please message me through the app or use my mobile number, which will be provided upon arrival. Other things to note We have a small to medium‑sized family dog who is very friendly. If preferred, I can arrange for the dog to stay with my mum, who lives locally, this would just need to be discussed in advance. My 24‑year‑old son also lives in the family home, although he often works away. Early check‑in or late check‑out can be arranged on request, subject to availability and prior agreement.
