I rent out a private room in a large shared apartment. The apartment is fully furnished and was completely renovated a few years ago. It offers spacious common areas as well as quiet spaces for privacy. The minimum stay is 30 days (local law). In a few exceptional cases, shorter stays may be possible—please contact me in advance to discuss this. I offer an additional 10% discount for bookings longer than 3 months (refunded starting from the 3rd month, excluding fees). The space Here you can rent Room 2. It is cozy and furnished with plenty of storage space. The room is for your private use only, and you can lock it at any time as needed. This room is ideal for 1-2 guests. For shorter stays, it can also accommodate up to 4 people. October to April) • Fan (during the summer months) Furniture in the room may change slightly, but the basic equipment will remain the same. -------------------------- THE APARTMENT The apartment has a total of 8 private rooms and very spacious common areas that invite you to cook, eat, chat, or play together. It is ideal for students or young professionals. The apartment offers: • 3 bathrooms (3 showers / 3 toilets) → shared by approx. 3–4 people each • Fully equipped kitchen (see details below) • Large dining table • Utility room with free washing machine and plenty of space for drying laundry • WiFi (very good quality / free) • Reading materials (German / English) as well as card and board games • Sightseeing information for Vienna and the surrounding area -------------------------------- ADDITIONAL INFORMATION ABOUT THE APARTMENT: • Due to the central location, please expect city noise (free earplugs are provided) • The apartment is located on the 1st floor without an elevator (2nd floor / american english) • Houskeeper is available on site if needed • Overnight guests are only allowed after prior agreement ------------------------------------- HOUSE RULES Whenever several people live together, a few rules are necessary to ensure a pleasant and disturbance-free stay: CLEANLINESS & ORDER: • Please leave common areas clean after use (bathrooms, kitchen, dining area, microwave, etc.) • The apartment is cleaned at least once per week (bathrooms, kitchen, floors, etc.), and trash is disposed of regularly • Recycling is very important to me and also legally required (recycling bins are available in every room and in the shared kitchen, including instructions for waste separation) BOOKING & CHECK-IN: • Third-party bookings are not allowed — please only book if you will stay here yourself (ID checks at arrival may apply) • Check-in is possible anytime after 3:00 PM → You will receive a personal access code, valid from 3:00 PM on arrival day until 10:00 AM on departure day • Check-out anytime before 10:00 AM QUIET HOURS: • Daily from 10:00 PM to 6:00 AM • All day on Sundays and public holidays OTHER NOTES: • Non-smoking apartment. Smoking is possible directly in front of the apartment if needed • Minimum age: 18 years • Musical instruments are only allowed with headphones ------------------------------------- BOOKING INFORMATION: • Unfortunately, I cannot issue a separate rental contract or invoice. Airbnb can provide a booking confirmation / invoice • If you need a visa application for your trip, please note that for data protection reasons I cannot provide private documents (such as passport copies or personal details like home address or date of birth). I am happy to provide my email address / phone number and/or the Airbnb address • If you need a residence registration form (Meldezettel), this is possible.
