4 Bedroom Luxury Private Pool Villa, Phuket, Layan

Villa is located in Chom Tawan Estate, near Luxury Banyan Tree Hotel in Laguna Phuket. There is a 5 min walk to the Andaman Sea and Layan beach on the border of Sirinath National Park. The private swimming pool is at the villa and an additional one with 25 m length is 150 m far from Villa. Our villa + garden has a plot around 1100 m2 and building up area of our two-story villa plot more than 400 m2 and this is enough to accommodate up to 8 people. The private swimming pool is at the villa and an additional one with 25 m length is 150 m far from Villa. Our Estate has really nice common places - gardens and you really enjoy walking here. Our villa + garden has a plot around 1100 m2 and building up area of our two-story villa plot more than 400 m2 and this is enough to accommodate up to 8 people. Villa is two-story, there are 4 double bedrooms with bathroom, there are the dining and living rooms, study, and also terrace in front of the private swimming pool. In our villa yard, there is a private swimming pool with a length of 11 m. There are two parking places. There is also a large common area for walking outside of Villa with many beautiful flowers and trees. Guest access You will have access to all rooms except the rooms of Khun Orawan Mahakot. You can also walk through the whole estate Chom Tawan and Maan Tawan. At Chom Tawan, there is an available luxury swimming pool with a relaxing area. There in the villa will be an available maid for everyday services and this is included in daily price. Other things to note The price for rent includes water consumption and doesn't include electricity consumption (airconditioning can significantly increase or decrease electricity consumption). At the beginning of the stay and at the end of stay Khun Nong will record with you start and end consumption at the electric meter outside of the building. You will pay 7 THB per 1 kWh. Rules and Regulations at Chom Tawan: Guests are asking to keep noise emanating from the villa unit at a low level at all times and in particular between 9.00 p.m. until 8.30 a.m. There is a simple rule you can use: Your freedom to do what you want ends at the point where it starts freedom of your neighbor :-). To stay longer after check-out time last day at 12.00 If you want to stay longer, please let me know in advance. You can stay as long as you want and pay 300 THB per hour after 12.00. For example, if you stay until 16.00 pm (4 hours more) you will pay 1200 THB. If you will overstay until 22.00 (10 hours more) you will pay 3000 THB. You will pay directly to Khun Nong. Our villa is a non-smoking property. The minimum length of stay can be discussed but in terms of Thai law have to be longer than 30 days.
