Large room in Lincoln with private bathroom

*Freshly decorated June 2024* *New bed as of 2nd August 2024* Quiet neighbourhood close to Lincoln City Centre. Our listing offers a large, light and airy room with a very comfortable king sized bed. Guests have full and private access to the bathroom with a overhead shower/bath. Smart TV with access to Netflix etc. Tea/ coffee making facilities in the room. Sofa bed for a 3rd person available for an extra charge (please contact in advance if there are 3 of you) The space A spacious, bright bedroom with a comfortable king-size bed, located on the middle floor of the house. Guests have private use of a bathroom with a shower over the bath, due to water and heating limitations, the bath is not for use. The bathroom is shower-only. Guest access Guests have exclusive use of a large bedroom with a king-size bed and their own private bathroom, both located on the middle floor (please note there is one flight of stairs to access the room). Limited access to the microwave and fridge may be available on weekdays only, but this must be requested ahead of your stay and cannot always be guaranteed. Please note that use of the oven, hob, or kitchen utensils is not available. Check-in: anytime after 5pm Check-out: before 10am (Weekend checkout may be flexible if arranged in advance; an additional fee may apply.) We kindly ask guests to be out of the house between 10am and 5pm during the day, as the home isn’t suitable for working from home or daytime use. If daytime access is essential, please let us know in advance and we’ll do our best to accommodate where possible. During your stay My partner and I live in the property and are always happy to chat or help if you need anything. Our priority is to provide a quiet, relaxing and private space for our guests, so we’ll only interact as much (or as little) as you’d like. Other things to note This is a home-share stay with myself and my partner, not a hotel. We kindly ask guests to be respectful and considerate. Anyone disruptive or excessively noisy may be asked to find alternative accommodation more suited to their needs. As it is a new build, it may not appear on some in-car Sat Nav systems. Pets in the Home We have two very friendly cats and two very friendly dogs in the property. The dogs will remain in the kitchen during your stay.
