Charming cottage opposite The Dabbling Duck

In the beating heart of Great Massingham, this cozy cottage once formed part of the Old Swan, an 18th-century pub. Known as the Old Swan Cottage and sleeping up to six, it blends history and comfort with exposed beams, a wood-burner, and a light-filled ‘greenhouse’ entrance. Lovingly maintained and well-equipped, it’s the perfect base for exploring the Norfolk countryside while enjoying village life. The space Right in the centre of Great Massingham, Old Swan Cottage is a proper Norfolk bolthole — a little uneven in places, occasionally creaky, but full of warmth and unmistakable character. From the street it looks like a modest old cottage, but step inside and you’ll find it opens up and is very roomy, a bit of a TARDIS, really. Perfect for large families or groups of pals. The sitting room is the heart of the house: exposed beams, a big old fireplace with a wood burner & smart TV, and plenty of seating for putting your feet up after walking Peddars Way or having a meal at The Dabbling Duck, which is all of thirty seconds from the front door. The kitchen has everything you need to cook a decent meal — pots, pans, oil, salt, spices, the lot — and the dining area is easy-going and accommodating. Upstairs, the main bedroom sits open above the living room like a mezzanine loft, with a king-sized bed, exposed timbers, and a bright, airy feel. There’s also a second bedroom with two double beds, comfortable and simple, ideal for families or friends. A camp bed can be set up in either room for extra guests if needed - please contact me to arrange. The bathroom is cheerful. There’s no bath, but a large walk-in shower instead, with plenty of hot water and good pressure. There’s no garden or private outdoor space, but the cottage looks straight across to the village greens and the ponds that Great Massingham is famous for — ducks and all. You’ll hear the church bells, catch the smell of log fires in winter, and be within easy reach of Sandringham, Castle Acre, and the North Norfolk coast to name a few. Old Swan Cottage is an honest, comfortable place with real charm and a sense of history. The beams are old, the ceilings uneven, and the whole house has that unmistakable feeling of history. Guest access As my guest, you’ll have Old Swan Cottage entirely to yourself. You’ll have the run of the place during your stay, with full access to all areas of the cottage. Feel free to make yourself at home and enjoy everything the cottage has to offer. Other things to note - This property is attached to and shares a driveway to a family home with dogs, horses and children, who may be spotted from time to time. -The master bedroom is located on a mezzanine level with no door, directly above the sitting room. - There is no outside area or off road parking but there is always on road parking available outside. - There is a large guard for the fire, big enough to keep wandering children safe. - The property is generally very quiet, but be aware that the neighbours—particularly the ducks on the nearby pond—can be quite chatty at times!
