Outdoor smoking ashtray provided BUS-000984-2021 The space -LIVING ROOM: Has sofa bed, 43" new smart TV, Free Prime Movies, Free Samsung TV Plus channels & Wifi! -DINING ROOM: Has a Microwave, Cutting Boards, Simple Cookware, Utensils, Dishes, Refrigerator and may come with complimentary snacks depending on availability. -SIDE PRIVATE YARD: New wooden fence, yard and artificial grass area for your small pet to feel like home! -FREE STREET PARKING: This corner house has ample street parking. Usually 2 spots on the street (Brooks Ave.) next to the wooden fence, corner of this property. -BEDROOM & BATHROOM: Have extra Blankets for stay over 2 weeks, Pillows, Hangers, Shower Gel, Shampoo, Conditioner, Hand Towel, Hand Soap, Toilet Paper Rolls, sets of Bath Towels & Hair Dryer below sink cabinet. Guest access This whole back casita/guesthouse and side yard between the fences (locked) are yours to enjoy during your stay! However, we do have another front house that may have guests but with their own private front entrance and a backyard that's locked for privacy! Therefore, you'll have your own entrance & private side wooden gate access all to your own! Other things to note There is no smoking allowed inside. We reserve the right to request and additional deposit if deemed necessary. *Only 1 Small Dog (40 lbs max) is allowed. -Additional $150-200 deposit depending on the size & breed -$80 pet fee & extra cleaning **Please pay fees & deposit at least 72 hours prior arrival to avoid cancellation of reservation or delay on Check-In info to be sent. Government ID is required after booking. BOOKINGS: *WE DO NOT ALLOW ANY 3rd PARTY BOOKINGS, and also per AIrBnB rules, to book for someone else. You need to stay if you're booking under your name. We do & will verify this information. DEPOSIT: We do request a $150-$200 deposit before check in. This will be sent via the resolution center and you will get an email to accept. Please check your email. This will be refunded if there is no house violations, damage or excessive cleaning needed after check out. WIFI: WiFi is provided as a courtesy ONLY. We cannot guarantee it will work at all times and the speed you desire, just like any WiFi anywhere else. We will do our best to fix the problem if anything is wrong, but we have to go through the service provider that may take hours to a few days and is completely out of our control. If you have to have a dedicated connection for work, you should bring your own pocket WiFi just in case as a backup. A/C & HEATING: Do not set the AC below 73 degrees. Set 75-78 degrees is ideal & very comfortable when outside/inside temperature is 90+! If set lower than 73 it'll freeze, stop working, and then leak. It will take hours to thaw back out and there is nothing maintenance can do to fix it! A frozen AC is not considered a maintenance emergency and maintenance will not address it until it has had time to thaw out (about 6 hours). So to avoid this problem, please keep it at 75 or above. TRASH & RECYCLE: Trash (black cover) bin is next to the shed. We try our best to recycle whatever that can be recycled to save the earth! Please rinse out the drinks/juices inside the cans/bottles before placing them in the Recycling Bin to avoid bugs, roaches & ants! Thank You for keeping the earth GREEN! :) PRIVATE PROPERTY: **The property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. ***Quiet time is 10pm to 10am. Please be respectful of our neighbors & other guests in the front house! Please keep the outside noise down to a whisper after 10pm. If the police are called due to a noise complaint there is a $500 fee and immediate cancellation of reservation without refund or security deposit. **Absolutely no parties, gathering or events with friends! Our neighbors look out for excessive noise/people in our home and will alert me. There is noise monitoring equipment installed to monitor noise. If the decibels of the noise monitor goes above the legal limit, inside or outside the house at ANY time of the day or night we reserve the right to terminate your reservation with no refund. >>If we receive a noise complaint, guests will be fined $500 per occurrence, and will be forced to leave if the complaints aren't fixed.<< **Confirmed guests only. No visitors or additional guests without prior approval. Please be advised there are security cameras located front & side yard of the property and we will monitor the number of guests. The presence of unconfirmed guests will result in immediate cancellation by AirBnB, $500 fee, and termination of your stay without refund. *Kids under the age of 18 must be supervised by an adult at all times include getting hurt & etc. **Pet(s) are to be monitor at all times including what they'll eat (if any) at the yard and around the property. *No recreational vehicles (RVs) are allowed to be parked on or in front of the property without prior consent and at your risk to being towed or theft, damage or vandalism if do ever happened! *Longer bookings over 28 days may require an additional refundable deposit upfront with a signed lease agreement after approval. **No smoking in the casita period. Any signs of smoking inside at the cleaners discretion will result in an extra $500 cleaning fee. May smoke at the side yard (firepit with ashtray) but away from structure or building. **No excessive drinking. Please be responsible of your action and we want you to be safe! **No illegal activity of any kind allowed on the property. No Illegal Drugs, No Strippers period!!! *Guests agree to leave the place in the same condition as they found it. *Guests who intentionally or accidentally damaged property agree to reimburse the owners for the full amount of the occurred damage & time for replacement. Security deposit will be charged, and may charge additional fees for the full amount of repairs. * When you check-out please take your trash to the outside trash bin. * This home comfortably sleeps 2 guests. Additional guests will require approval and additional fees may apply. * If you have any issues on or with the property, please immediately message us on the platform. This is the quickest way we'll respond! * Late check out fee is $50 per hour up to two hours if available. If the guest has not left the premise by two hours after checkout an addition $500 fee will be charged to the guest. -SAFETY- By renting this home you are entering an agreement with the Hosts and Airbnb. You are agreeing to hold harmless the Hosts and Airbnb for any accidents or incidents during your stay. In staying with us you agree to use and stay at your own risk. -TERMS and CONDITIONS- Any person who stays at this property through an Airbnb reservation agrees to the following terms and conditions: (i) Entry onto the Host's premises is entirely at your own risk; and (ii)the Host disclaims any liability, and shall not be responsible for any personal injury, property damage, loss, damage or any other liability whatsoever arising from or in connection with a reservation made through Airbnb and/or a person's presence on the Host's premises.
