House rules: Quiet time and 10pm end time on hot tub. A detached luxury two bedroom, two bathroom, contemporary barn conversion with a fabulous 44' reception room, with stunning views, chefs kitchen, hot tub and located in an AONB, 1 minutes drive to a fantastic pub. Fabulous countryside walks, fishing, 7 miles to Wells and 12 miles to Bath and Bristol. The barn is not suitable for young children. Located side on, on a small "B" road, the road has become much busier recently. Sorry no pets. The space The first floor reception has a fabulous chef's kitchen boasting American side by side fridge/freezer with ice dispenser, dishwasher, five gas burner hob, extra large AEG oven, steam oven. Washer dryer in separate utility room. 55” Toshiba 3d smart tv. En-suite king size double bedroom and second bedroom with zip and link beds with house bathroom. Guest access Private patio area with seating, private parking, wifi and hard bodied luxury hot tub. We love our neighbours and ask that ALL guests keep noise down to a minimum and be respectful. Hot tub must not be used after 10pm at night. Other things to note A full guest book is available prior to your arrival and at the property. Heating is from the end of September to May (can be changed upon request).
