Other apps please use your own account.), sofa,coffee table,dining table,microwave oven ,kettle, fridge, cooking area, hood ventilation, toaster, washing machine, clothe hanger, rice cooker, pan, pot, utensils, dehumidifier, vacuum cleaner -Washing machine is in my unit at the balcony. -Bathroom has bidet spray Facility list: -Swimming pool on building B rooftop access from 8th floor. -Gym, Co-working space is located on building A the 2nd floor. Guest access Calm and star view swimming pool on rooftop. Access by use lift to 8th floor then walk up stair. Gym , and co working space on 2nd floor at Building A (please use them properly , read rules before use, and respect for other people) *Remarks -Since January 2024 the sauna room and steam room is not available because under renovating by condo management. Other things to note 🚭 - To ensure a pleasant stay and avoid potential damages or costs, we kindly remind you of our important house rules: NO smoking, NO cannabis, NO drugs, or any substances are allowed. Violation will result in a THB 5,000 cleaning fee. NO illegal activities of any kind. So please book at least 1 month. 🪪 -After the booking has confirmed, then guest have to send guest passports photo (only data page which show your name, passport number, face photo) to host via airbnb chat , then host will send guest the living guide & self check-in method in PDF file via chat. If you’re unable to comply, we recommend finding another accommodation that suits you better. We request your passport in advance so the host can prepare TM.30 registration in time for your check-in. This ensures your information is already in the system in case immigration officers request it later, such as when extending your visa. If you're unsure about TM.30, you may search online to learn more about it. ⚓📝 - Please note that this property has a "Strict Long Term: Full refund if canceled within 48 hours of booking and at least 28 days before check-in. After that, the first 30 days of the stay are non-refundable." If this doesn't suit your needs, kindly consider other accommodation options. 🏊 - Please note that the pool, gym, co-working space are managed by the condo and are beyond the host's control. Availability may change due to maintenance or upgrades. While you’re welcome to use them if accessible, the host cannot guarantee their availability and is not responsible for any closures. By booking, you agree not to request compensation or raise complaints if the facilities are unavailable. Announcement: The swimming pool in building B is temporarily closed for renovations and is expected to be completed by the end of March 2026. However, you can still use the swimming pool in building A. Please inform the counter staff in building A that you wish to use the rooftop swimming pool in building A. The staff will then press the elevator button for you. 🍜 - Cooking Rules 1) No heavy smoke or strong/lingering odors (e.g., pungent spices) 2) Please avoid cooking with a lot of oil or fat, as it can leave stains inside the room 3) If a neighbor complains to management about cooking smells, the host is not responsible — guest will be responsible for any fines. 4) Please clean the kitchen immediately after use to prevent insects. Extra cleaning fees 500THB may apply if excessive cleaning is required. 🕷️ - Notice About Tropical Insects: • My property is a condominium building with multiple owners. As such, I cannot fully control insects that may come from other units or common areas. In Thailand’s hot and humid climate, insects may occasionally appear, and it is not possible to guarantee a completely insect-free room. • Bangkok is located in a tropical region, and insects such as ants, spiders, mosquitoes, and flies may occasionally appear inside the building. • Ants , cockroaches may wander in search of food and water. • Spiders may build webs quietly in corners to catch other insects. • Mosquitoes and flies may enter if windows or screens are left open. • These insects can be controlled using insecticides or baits. We are happy to assist with third-party pest control service upon request. (Paid by the guest) • If guests feel uncomfortable with the presence of tropical insects, we kindly recommend choosing accommodation with a strict pest control policy or considering other options. • Cooking is allowed but should clean after use kitchen to avoid smelly and insects. Thank you for your understanding 📘 - Please review all text in the "house rules" section before booking. 🚽 - In Thailand, it is common practice to use a bidet (or "bum gun") for cleaning after using the toilet, followed by a small amount of tissue paper for drying. I have chosen to follow this approach—using the bidet for cleaning and tissue only for drying (not for wiping feces)—in consideration of the hygiene and safety of housekeeper and garbage collection staff. Given Thailand’s hot and humid climate, where bacteria can grow rapidly, this method helps maintain cleanliness and ensures better hygiene for both our guests and those who maintain the building. 🏋 - Gym opens at 7:00 AM and closed at 9:00 PM. (Please cooperate by refraining from using loud equipment.) Co-working room and swimming pool opens at 9:00 AM and closes at 9:00 PM. 🌵 Normally, the dehumidifier will work automatically from 6:00 AM to 9:00 AM and from 6:00 PM to 9:00 PM. If you want to change the time of the machine, please inform the host to remotely set it according to your needs. 🚿 - Quick Note About the Shower Water Please note that our hot water system can be affected by the building’s central water pressure, which may cause the water temperature to fluctuate (sometimes very hot, sometimes normal). Since this is beyond our control, many guests find that using water at a normal temperature is perfectly comfortable—especially in Thailand’s tropical climate. Kindly also note that our property description does not claim to include a hot water heater. We appreciate your understanding and hope you enjoy your stay! 👤 This room is intended for one guest only. No additional guests are permitted without prior approval from the host. In the event of a violation, the host reserves the right to charge extra guest fees through the Airbnb platform, based on the actual number of guests. ❌🚗 There is no free parking. The host does not provide parking for guests. If you bring a vehicle, please arrange public parking on your own. You may park in the condo’s parking area at your own expense. Please check the parking rates yourself before using the service, as the host does not have information about parking rates. 🚧Note: The Metropolitan Waterworks Authority will carry out underground water pipe installation beneath the road from January 5 to March 10, 2026, which may cause temporary daytime noise, while water supply remains uninterrupted.
