Other things to note GENERAL TERMS AND CONDITIONS The parties declare that the premises covered by this contract are rented furnished on a seasonal basis. The purpose of this lease is not to provide premises rented for use as a principal residence or for mixed professional and principal residential use. Consequently, they agree that their respective rights and obligations will be governed by the provisions of this contract, by the decree of December 28, 1976, as amended, and, failing that, by the provisions of the Civil Code. The Tenant will use the rented accommodation peacefully. The Tenant must avoid any noise likely to disturb the neighbors, in particular those emitted by radio, television and other devices. The Tenant will respect the maximum number of people who can enter the premises. The Tenant will maintain the rented accommodation and return it in a good state of cleanliness and rental repairs at the end of the contract. All facilities are deemed to be delivered to the Tenant in working order and any claim relating to them occurring more than 24 hours after the entry into possession of the premises cannot be accepted. If applicable, the Lessor will be entitled to claim from the Tenant upon departure the price of cleaning the leased premises and its equipment, the total value at the replacement price of broken, cracked, chipped, or damaged objects, furniture, or equipment, and those whose wear and tear exceeds normal for the duration of the rental. Tenants are asked to leave the house in a correct/clean condition at the exit even if an end-of-stay cleaning fee is applied. The use must be done in a prudent and responsible manner The Tenant may not exercise any recourse against the Lessor in the event of theft and depreciation in the rented premises. The tenant undertakes to insure the accommodation against rental risks. The lessee will be obliged to report to the owner, within 24 hours, any damage that has occurred in the accommodation, its outbuildings or accessories. The tenant must send the owner the certificate of their insurance when booking and paying the deposit The amount of the security deposit is intended to cover damage and/or deterioration to the accommodation and the furniture and objects furnishing the accommodation caused by the Tenant, as well as the loss of keys or objects or the delivery of an uncleaned accommodation upon departure The security deposit will be returned to the Tenant, less any sums covering damage and/or deterioration to the accommodation and the furniture and objects furnishing the accommodation caused by the Tenant, as well as the loss of keys or objects or accommodation rendered dirty. The rental agreement is entered into intuitu personae for the benefit of the sole Tenant identified at the top of the agreement. Any assignment of this lease, any total or partial sublease, any provision - even free of charge - are strictly prohibited. The Tenant may not leave the premises, even free of charge and/or by loan, to a person outside his/her household. For the execution of this contract, the Lessor and the Tenant elect domicile in their respective domiciles.
