Easy to get to, difficult to leave. Well, the space is Rookwood, and you’ve found it! Weekend breaks 4pm checkin Friday, 5pm checkout Sunday. The space Rookwood is perfect for idyllic seaside holidays, big family get-togethers, long weekends, special occasions. It’s a great base too for activity breaks – golf, tennis, cycling, kitesurfing, kayaking, horse-riding, birdwatching. You might even want to use it to organise a retreat or small residential course. But above all, Rookwood’s the perfect home from home – for us and, we hope, for you. Sleeps 14 plus toddler and/or babies. An elegant, detached Edwardian house in the heart of Frinton-on-Sea, Rookwood has been extensively modernised and refurbished, while retaining some of its finest classic features. Original artworks, photos, objets d’art and curiosities are everywhere. The headlines: Inside • A large living room with 55-inch smart TV, Bose sound system, library and desk area, gas effect fire, sumptuous sofas and rug, bespoke wood and glass table. Books, games, puzzles, poker set. • Separate TV lounge with smart TV • Games room with table football and 7 foot multi-games table – pool, snooker, table tennis, air hockey. • Huge, well-appointed, quarry-tiled family kitchen featuring Rangemaster dual-fuel cooker, double height fridge (plus overflow fridge); separate utility area with second sink, two dishwashers and freezer. • Dining room with table comfortably seating 14 (can be extended for even larger parties); double doors leading to patio dining area. • Conservatory with second, smaller kitchen, small table and chairs, washing machine and tumble dryer. • The Studio – a separate first-floor free-form space: ideal for workouts, chilling, breakout room, meetings. Equipped with gym mats, giant cushions and hand weights; foldaway desk, office chair, monitor/TV and internet connection if you need to work. • Seven double bedrooms, all with versatile bed arrangement - zip-linked superking or twins. Tell us at least 2 weeks in advance what configuration you want and we'll sort it. • Five ensuite bathrooms in the main house (two with bath); one in The Studio; separate family bathroom; downstairs accessible cloakroom. Total of eight WCs (!) • Ensuite toddler room off bedroom (Kittiwake) • Separate seating area with armchairs, smart TV and dressing table in bedroom (Avocet). • Balcony off bedroom (Lapwing) with bistro table and chairs overlooking garden - ideal for your evening sundowner. Outside • Large, beautiful, south-facing garden - lawn, flowerbeds, trees, rockery. • Outdoor round dining table and chairs; large parasol with integral lighting, gas BBQ and side table. • Separate seating and table areas in both sunny and shady spots • Wood-burning chiminea for cooler evenings • Recliners with drinks holders • Artificially grassed all-seasons play area with double swing, slide and wooden Wendy house/café with its own children’s seating area. • Outdoor games - badminton, quoits, boules/petanque. Guest access Guests have sole access to the house, gardens and Studio. The ground floor and garden are easily accessible to those with limited mobility. There is ample off-street parking in the front drive for 4-5 cars. Fourth Avenue is quiet, with free and generally easy on-street parking. The shops, restaurants and bars are a few minutes' walk away. More important, so are the ice cream parlours and chippy ... Also a few minutes' walk away, Frinton's famous Greensward: the Clocktower is at the bottom of the road, with the promenade and beach just beyond. Cycling is easy and safe, with many dedicated cycle routes in the locality. Other things to note Weekend breaks 4pm check-in - 5pm check-out Sunday.
