Guest access The sofa bed in the study is prepared only for groups of 9 or 10 guests. For parties of 8 or fewer, please let us know if you would like the sofa bed set up—an additional fee of $100 per night applies. Guests have exclusive access to the entire property, including 4 acres of private grounds and ample parking. If you plan to have additional daytime visitors, please inform the host in advance. For insurance purposes, a strict daytime limit of 15 persons applies. This property is for accommodation only and is not available for private events such as parties, weddings, catering, music setups, alcohol service, or commercial photography. Couples may, however, use the villa for wedding preparations or photoshoots with prior approval from the host. To ensure a safe and enjoyable stay for all, we kindly ask guests to respect the agreed guest limit. Unauthorized events or exceeding the guest limit may result in action, including notifying Airbnb or local authorities, which could lead to booking cancellation. Baby cots are not available on-site, but guests are welcome to rent cots from local services and arrange delivery to the property. To preserve our designer furniture and ensure a comfortable stay for all guests, including those with allergies, pets are not permitted.
