This is COMPULSORY due to my Insurance Policy. * My Home is a PRIVATE RESIDENCE within a PRIVATE PROPERTY COMPLEX of HOME OWNERS. * Quiet, RESPECTFUL Guests ONLY. * Apartment NOT SUITABLE for CHILDREN, BABIES, PRAMS, DISABILITY.. The space Oasis By the Sea, Manly, Sydney. Fabulous Location. Clean and Comfortable. PRIVATE HOME. Fully furnished spacious Apartment including Linen for the Bedrooms and Bathrooms. Large Master Bedroom with Queen Sized Bed, Wardrobe and Chest of Drawers. Fully equipped Kitchen with china and cutlery and glassware for 2-4 people and pots and pans. There is a Pantry for your Groceries. Dishwasher, Microwave Oven, Electric Oven and Gas Cook top. Coffee Maker. Internal Laundry with Washer and Clothes Dryer incl: Clothes Airier. Vacuum Cleaner, Iron, Ironing Board. Storage cupboard for the laundry products and extras. Stand Up Refrigerator is located in the Laundry. Large wrap around Balcony with Garden Bed. Approx: 20 sq. m North - East facing and lots of sunshine during the day. Outdoor Table and Chairs. Apartment is in a PRIVATE POROPERTY Residential Complex over 8 Floors. Lifts x 2 and NO stairs to climb. Surf Beach close by at 100m. Grocery store at 800m. Bus to everywhere at 800 m. Manly Ferry to City of Sydney. Walking approx: 10 mins. Dining area with Table and Chairs. Lounge area with 2 Seater Recliner and Coffee Table, Large LCD T.V and Netflix. Bathroom with Shower, Toilet, Vanity Basin and Hair dryer. Laundry with Washer and Dryer and Tub. Apartment is carpeted. Framed pictures on the walls. There is a Security Garage for 1 x SMALL Car within the Complex. No storage. GARAGE is NOT for Visitors incl. Family to access. The Weekend Markets are held every Saturday and Sunday. Located just outside the Complex. This Apartment doesn't have any water views. Sorry. The Utilities (Gas, Water, Electricity ) and 24 / 7 WiFi is included. Outside BBQ with gas bottle. The Apartment has a dedicated Telephone Land Line for local calls. This has an answer machine. The Complex has a set of HOUSE RULES which MUST be observed. This document is inside the Apartment as a reference for you at all times. The MINIMUM STAY at this Apartment. Please check with OWNER first for clarification. Additional: * My home is suitable for accommodating 2 or 1 persons, only. * NO Extra Guests ALLOWED including Children. NO COUCH SURFING. * There is a Security Camera right outside my door watching you 24/7. * This is a Security Complex. The Body Corporate provides a safe environment within the Complex due to the monitoring of Security Cameras in the LIFT, CORRIDORS and Common areas. * Cigarette Smoking or other types of inhalants are NOT ALLOWED inside the Apartment and ALSO NOT ALLOWED on the Balcony due to smoke drift. * Loud Noise is prohibited especially after 8pm. * NO PET ANIMALS allowed to Visit or Stay. * Fly Screens have now been fitted to the Bedroom Exterior Door and on the Lounge Room Exterior Doors. * Car Space for SMALL car only. * Electric Vehicles are not accepted. No charging points. No E.V. Batteries in Apartment or on Verandah. * Looking for Genuine Person(s) who need Accommodation ONLY. NO GUESTS, NO FAMILY, NO CHILDREN, NO PET ANIMALS allowed. Guest access The Guest has access to the whole Apartment. There are no shared amenities in the Apartment. ONLY Guests may use the Common Area which has the solar heated Swimming Pool and Spa. NO PARTIES. THIS IS A PRIVATE PROPERTY COMPLEX. NO VISITORS, NO FAMILY, NO FRIENDS. NO CHILDREN. There is a Gymnasium available and open daily. Both these areas are located outside the Apartment Balcony Gate and takes less than 1 minute to walk there. There are RULES regarding the use of the Common Areas and there are Security Cameras that cover this area 24/7. It is important to know the RULES. THE OWNER will be VERY CLEAR about the RULES. NOISE to be kept at a minimum especially in the evening and overnight and the early hours of the morning. NO SMOKING allowed inside or outside the Apartment or anywhere on the Property / Complex. No smoke drift allowed. NO PARTIES allowed inside the Apartment or on the Balcony. THIS IS A PRIVATE APARTMENT on PRIVATE PROPERTY. THE OWNER may visit to tend the GARDEN via the BACK GATE. Other things to note At the Manly Wharf is a local Tourist Information Centre which offers Brochures and other printed information and advice about Manly, CBD, Canberra, Blue Mountains, Hunter Valley Wineries etc. Fabulous service run by Volunteers. There are recycling trucks that collect the bottles of the nearby Hotels / Pubs during the day. They access Henrietta Lane. This is a noisy time at about 6-7am during the morning. The noise is the beep, beep, beep of the reversing truck. THIS COMPLEX is a HOME to OWNERS and RESIDENTS. Registration Details PID-STRA-2235-1
