Bay Farm consists of two specifically designed self-catering holiday cottages, built on the site of an old farm steading in 2000. On the southeast side of the Black Isle, the cottages command superb views across Munlochy Bay and the mountains of Strathconon in the distance. Swallow Cottage is a delightful cottage that accommodates four guests in one king and one twin bedroom. The accommodation is mainly on the ground floor and is wheelchair accessible. Overlooking Munlochy Bay on the southeast side of the Black Isle, the cottages command superb views across the bay and the forested hills and farmland on the south shore, with the mountains of Strathconon in the distance. Well off the beaten track, and in quiet rural surroundings but within a short drive of Inverness, Bay Farm is a haven for birdwatchers and nature lovers. Swallow Cottage is a delightful cottage that offers open plan, spacious and bright living accommodation. This self-catering cottage has one king en-suite bedroom and one twin en-suite bedroom, sleeping four guests. The accommodation is principally on the ground floor and is fully accessible by wheelchair. Layout: The open plan living room is bright and airy, with comfortable sofas to sit and admire the views across Munlochy Bay. There is a dining table and six chairs. The French windows lead out to the patio, with timber garden furniture, and stunning views. The spacious, open plan kitchen is fully equipped with fridge, freezer, microwave oven, electric oven and hob, kettle, toaster, dishwasher, washer/dryer. The double bedroom comprises king-size bed and plenty of hanging and drawer space. Lovely views over the bay. The en-suite bathroom has a bath with shower, wash hand basin, and W.C. Stairs lead from the lounge to the Mezzanine floor: A bright sun lounge, you can enjoy lovely sea views over the bay from the large roof windows. The outdoor patio area has timber garden furniture and boasts spectacular views of Munlochy Bay and the mountains of Strathconon. Plenty of parking is available in the car park at the side of the cottages. Heating and electricity included in your rental. We provide all bedding, bed linen and towels, TV, and WiFi (subject to fair usage policy). Up to two well-behaved dogs are welcome at an added fee of £20 per dog. Please note: Gardens/Outside areas not necessarily dog proof, even if fenced/walled, so dogs must be kept under control at all times, especially near farm animals. Guest access You'll have the cottage to yourselves. There is another holiday cottage next door (Roebuck Cottage). Other things to note - Our office hours are 9am to 5pm, Monday to Friday. - We are happy to accommodate a shorter stay, whenever possible, with a minimum of 3-nights. - Any amendments made to the reservation after booking will incur an additional administrative fee of £25. - Dogs welcome: Please keep dogs under control at all times, especially near farm animals, and do not leave them alone in the cottage. Please dry your wet or dirty dogs before allowing them on the carpets, and do not let them on the furniture or beds. Please remove all dog mess from all outside areas. - Gardens/Outside areas not necessarily dog proof, even if fenced/walled. - No events or parties to be held in the cottage, and please be considerate towards your neighbours and other guests. - Wi-Fi signal may be intermittent due to remote location. - Mobile phone signal is poor, also due to remote location - payphone in cottage for your convenience. - In the cottage you'll find a Guest Information folder, with details of places to eat out, ideas for local walks and day trips, and other practical information such as opening times of supermarkets and local attractions. - From October until January, organised pheasant and partridge shooting takes place on the Estate. We want to make sure our guests enjoy their stay so disturbances are kept to a minimum. Further information can be found in the cottage. - EPC rating E - Highland Council Short Term Let Licence no.
