Ideal location for a tranquil holiday by the sea, right on the beach The space ★ My Home A spacious 3-bedroom apartment featuring: ✔️ Sea-facing bedroom with a King bed ✔️ Second bedroom with a King bed/2 x single ✔️ Third bedroom equipped with children’s bunk beds, suitable for children under 16 ⸻ ★ Parking ✔️ Apartment is allocated with one parking bay on roof. ✔️ If an additional parking bay is required, it will incur an extra charge. Availability is not guaranteed, and I will need to rent the additional space from body corporate. ★ Private Transfer ✔️ Private transfer can be arranged between the airport and the apartment. ✔️ Please provide 24 hours’ notice to arrange this service. ⸻ ★ Guest Capacity & Booking Conditions ✔️ Maximum of 4 adults and 2 children( total 6 guests) ✔️ Please ensure the correct number of guests is indicated when booking, as pricing is based on occupancy. ✔️ Additional guests during your stay must be confirmed in advance for pricing adjustments. ✔️ Once a booking is confirmed, the number of guests is final. Any request to add more guests will incur an additional charge, which will be applied upon confirmation. ★ Registration & Check-in ✔️ All guests must be registered with their names on Airbnb and logged with security at check-in. ✔️ The booking holder must be present upon arrival. If any guests arrive separately, prior arrangements must be made. ✔️ Strict building security policies apply to unregistered guests. ⸻ ★ NUMBERS & PRICING ✔️ When making a booking, please insert the correct number of guests joining you. ✔️ My pricing is subject to the number of people staying. ✔️ If during your stay you would like more guests to join you, kindly inform me and I will amend the pricing. ✔️ Pricing is determined on extra guest approved. ⸻ ★ Important Notice (For bookings from April 7, 2026) The building is currently under a three-year project since 2025. I expect building will recommence on the 7th of April 2026 continuation through winter. ✔️ 🏗️The building will undergo renovations, construction from 8 AM to 5 PM, Monday to Friday. No work will take place over the weekend. ✔️ While you’ll enjoy the luxury of staying directly on the beach, please note the inconvenience of the renovations. ✔️ Out of season (May to September) rate a discounted 70% higher due to the inconvenience, I am offering an exceptional discount due to the renovation work. ✔️ Booking is non-refundable due to the reduced price for renovation conditions. By proceeding, you acknowledge and accept these terms, including the renovation details. ⸻ ★ Amenities ✔️ Use the communal braai/barbecue in the garden area ✔️ Direct, private access to Clifton 1st beach with a building key-tag ✔️ Building quiet time begins at 10 PM. No additional guests are permitted unless registered as part of the booking. ✔️ Load shedding (power cuts) may affect electricity supply, with daily updates from Eskom. ✔️ Backup power is available for essential appliances (TV, internet, lights) during load shedding, but external devices (e.g., hairdryers, heaters) must be avoided. ✔️ kindly ask guests to rinse off any sand before entering the apartment after enjoying the beach. There’s a convenient tap located at the bottom entrance by the beach—perfect for a quick rinse to help keep the space clean and comfortable for everyone ⸻ ★ Cleaning Services ✔️ This is a self-service apartment. Cleaning is available for an additional fee of R350 per clean, recommended for stays longer than 3 nights. ✔️ My cleaning staff have been instructed not to handle personal laundry. To ensure quality and avoid any risk, all laundry is managed through a professional service. An additional fee applies for extra towel and linen changes. Personal laundry can be arranged upon request through our trusted laundry partner. ⸻ ★ Booking & Cancellation Policy ✔️ Non-refundable booking policy. Discounts apply at booking, with up to 70% off during the construction work. ✔️ Last-minute deals may be available, but pricing adjustments come with a non-cancellation policy. ⸻ ★ Check-In & Check-Out ✔️ Check-In: 3 PM ✔️ Check-Out: 10 AM ✔️ Please leave the home in the same condition it was provided to you: ✔️ Strip beds and gather dirty linens ✔️ Load and run the dishwasher ✔️ Empty the refrigerator ✔️ Dispose of trash in the bins upstairs by security ✔️ If excessive cleaning is needed, a cleaning charge will be applied. ✔️ Late Check-In request I’m happy to accommodate late arrivals, but any check-in after 6:00 PM must be arranged with me in advance. As this is a privately managed home rather than a staffed facility, very late check-ins may require assistance from a member of my team. In such cases, an overtime fee will apply to cover their time. Please be sure to communicate your estimated arrival time ahead of your stay to ensure a smooth and stress-free check-in. ★ Check-Out Policy ✔️ Check-out is at 10:00 AM. Fair grace period may be granted at my discretion, but if not respected, a full-day charge will apply. Failure to comply may result in a report to Airbnb and a claim for the additional night. With this extraordinary position comes the presence of nature — including native insects and arthropods that are typical of both beachside and mountain environments. The home is professionally fumigated on a regular basis and cleaned thoroughly between each stay. However, Cape Town’s weather can shift rapidly — especially during seasonal transitions — from hot to cold and back again. During these periods, guests may occasionally encounter hardy coastal crawlers that are naturally drawn to sheltered spaces. An insect spray is provided for your convenience. Should you notice anything unusual during your stay, I’m happy to send my cleaning team to assist. To help maintain a fresh, pest-free environment, storing food in airtight containers or in the fridge is highly recommended. ✖️ Cape Town is a malaria-free area; however, various insects and arthropods may be encountered. An aerosol insecticide is provided for your convenience. ⸻ ★ Construction Notice ✔️ Renovations on the apartment block and surrounding area will include potential noise disruptions. ✔️ A 70% (out of season) discount from the usual market value is being offered for bookings during this period. ✔️ Please Note: Due to construction, the building’s lift may occasionally be out of order. We have a fantastic on-site team who are always happy to assist with luggage or anything else you may need. Our staff live on the property and are regularly available to help make your stay as comfortable as possible — whether that means carrying bags or assisting with access. Guest access ★ Access & Entry ★ ✔️ The entire apartment is exclusively for your use during your stay. It is not shared with anyone, and you are renting the entire space. Please note that the apartment is strictly for the number of guests that have been booked and registered. ✔️ On the evening before your arrival, you’ll receive a unique code to access the key from a secure safety deposit box—ensuring safe, contactless entry at your convenience. If preferred, a member of my trusted team will also be available to personally welcome you and give you a quick tour of the apartment. ⸻ ★ Building Security ★ ✔️ The building has 24-hour security in place. ✔️ Guests will be required to sign in before entering the premises. The security team is notified daily of guest arrivals, including booking details. ⸻ ★ Booking Guidelines ★ ✔️ To maintain compliance with Airbnb guidelines, no additional guests are permitted beyond the number specified in your original booking. ✔️ Third-party bookings are not allowed; the person who makes the reservation is responsible for the entire stay and must be present at all times. ⸻ ★ Gate Remotes & Amenities ★ ✔️ Due to previous instances of loss, gate remotes will not be provided. ✔️ Guests are welcome to utilize the braai (barbecue) and garden area located downstairs. ⸻ ★ Provided Essentials ★ ✔️ A set of bath towels, beach towels, dishwashing soap, and shower gel will be provided. ✔️ Each new guest will also receive two Nespresso coffee pods, black rubbish bags, and two dishwashing tablets to begin your holiday. ⸻ ★ Self-Catering & Check-In/Check-Out ★ ✔️ Please note that the apartment operates on a self-catering basis, and I am unable to guarantee early check-in or late check-out requests. ✔️ Check-out is at 10 AM to allow the cleaning team 4-5 hours to thoroughly clean and sanitize the apartment according to guidelines. Cleaning cannot be expedited. ✔️ Check-in is at 3 PM, and we will make every effort to accommodate your arrival needs, depending on the circumstances. Other things to note ★ Pre-Arrival Inspection & Guest Responsibility ✔️ Our cleaning team takes time-stamped photographs of the apartment before each guest’s arrival. ✔️ On the day of your check-in, please conduct a thorough inspection of the apartment. ✔️ Report any damages or breakages immediately to avoid any potential disputes during check-out. ✔️ Your cooperation is greatly appreciated. ⸻ ★ Internet Connectivity ✔️ We are committed to providing uninterrupted internet service. ✔️ Due to the apartment’s cliffside and beachfront location, occasional disruptions may occur. ✔️ If you experience connectivity issues, please notify me promptly, and I will escalate the matter to our internet provider. ⸻ ★ Housekeeping & Linen Service ✔️ This is a self-service apartment, but additional services are available: ✔️ Housekeeping: R400 per clean this excludes change of linen and towels (optional). ✔️ Fresh linens & towels: Charged at laundry service cost. ✔️ Fresh, soft linens offer a hotel-like experience—recommended for stays longer than 3 nights. ⸻ ★ Neighbour Respect & Noise Policy ✔️ Please be mindful of our neighbours and the peaceful environment of the building. ✔️ Parties and large gatherings are strictly prohibited, in line with Airbnb’s policies. ✔️ This apartment is ideal for families or guests seeking relaxation, ocean sounds, and quiet downtime. ⸻ ★ Check-In & Check-Out Times ✔️ Check-in: From 3:00 PM ✔️ Check-out: By 10:00 AM, to allow our team 4–5 hours to fully clean and sanitize the apartment. ✔️ Requests for early check-in or late check-out are not guaranteed but may be accommodated based on the schedule. ★ Late Check-Out Policy ✔️ If your departure is significantly delayed and disrupts the cleaning schedule: ✔️ An additional night fee may apply. ✔️ The matter may be reported to Airbnb as per policy. ⸻ ★ Smoking Policy🚭 ✔️ Strictly no smoking is allowed inside the apartment or building. This includes: • Cigarettes • Marijuana • Electronic cigarettes • Smoking is permitted only on the rooftop. ✔️ Violations may result in a R2000 penalty fee and potential eviction, as per Airbnb’s conduct code. ⸻ ★ Construction Notice: Clifton Area ✔️ Please note: The Clifton area and apartment block are currently experiencing ongoing construction. ✔️ You may experience noise or interruptions during your stay. ✔️ As a result, a significant discount is being offered for stays during the construction period(out of season). ✔️ Feel free to reach out if you’d like more information. ★ Refundable Security Deposit A refundable cash deposit of ZAR5000 or $300 is required upon arrival. This will be returned in full immediately after check-out, once the property has been inspected and found to be in good condition. To assist with a smooth check-out, we kindly ask guests to: • Gather used sheets • Load the dishwasher • Leave the property in a clean and reasonable condition, as it was found It’s important that guests report any issues or damages they notice upon arrival. Please take photos and let us know immediately if there’s anything you’re concerned about, especially if you feel you might be held responsible for something you didn’t cause. Reporting this upfront helps avoid any misunderstandings at checkout.
